The threee overview, or four major things that impacted the housing market. 2019 has been a series of significant law or tax changes that have really hurt the highend of the market. Rental law passed, which scared investors. When investors close, they become landlords. There is a repercussion related to that. You also have the federal cell tax. That was 2018. That has taken a hold of the market, where it cap 10,000 dollars as a limit for exemption for property taxes, state and local taxes. Then we have the mansion tax. That was implemented july 1. That has really slowed, targeted the highend of the market, has really slowed activity down. Vonnie the different segments of the market were interesting, they always are, but with stocks at records, wall street booming, even though we hear about some layouts, plenty of jobs in new york city. Ofre were different tiers the market that suffered more than others. Jonathan observers of manhattan a lens ofked through i a 100 million apartment. When you look at 500 million and up that is the top 4 of the market. Sales were down 30 yearoveryear. However, the balance of the market, 5 million and below, was up 1. 6 . At the topthis soft market, and the market has become tighter in price. That 5why isnt million plus apartments did so bad in the Fourth Quarter . Something to do with new developments . Jonathan primarily. The target price, when the new Development Frenzy broke out five or six years ago, was 5 million and up. That is where we have excess supply. Depending on how you count it, but we have anywhere from six to nine years of unsold new development inventory, which is quite a lot. When you think of all the taxes, law changes just within the last year or two, it is like a wet blanket on top of an already challenged market. Vonnie at what point are people willing to leave their apartments unsold, as opposed to a price that they cannot afford . Jonathan a lot of the wealthy are seeming to rent them out, which may sound odd. Inhave had a tremendous boom the rental market, especially at the highend of the market, as sellers that were grappling with selling their highend properties, are putting them into the rental pool for the first time, and are being snapped up. We are seeing a lot of growth in that looks reliable. Indicateoes that also these renters are dissipating prices to go down and are waiting for the market . Jonathan i think it does. I refer to it as camping out. They are waiting for the moment they feel comfortable. Right now, theres a lot of uncertainty economically, even though conditions seem to be good, there is just a lot for them to process, and they are waiting for the sellers to process it, too, be more realistic in their pricing. The 1 million to 4 million apartments continue to go up in price, and a 5 million apartments go down . Jonathan i think what youll see is the five and ups will melt into the fours, which will challenge prices. Over the next year or two, we have some softening ahead of us, but the heavy lifting in terms of the significant changes in price have already occurred. Now we are in this slow grind downward. Vonnie all of these new developments, even shopping , are theyh hubs making some areas less attractive, more attractive . Where are the hotspots . Jonathan lots of interest right now in silicon alley, where all of the social Media Companies are downtown. They are bringing high wages into the market, which initially helps the rental market. But the rental market is already tight. It is a little while before we see that benefit the highend sales market. We are inmeans is during the conditions through which every Single Person can be as healthy as possible. That means looking at what we think of as a social factor, that may contribute to these differences in Health Outcomes. That relates to access to health care, access to education. We know how important education is for polity of health. Access to good jobs, transportation. Thatgeting policies address these factors, i believe we can make a difference in closing those caps. Vonnie what are the two or three things that hit home the most when it comes to the data that you have access to, what you see from it . We have been focusing a lot on physical activity, particularly for kids. We know in this country only one out of four children meets the daily recommended levels of physical activity. That is 60 minutes of activity per day. Day,e talking one hour a and only one in four kids is getting that level of activity. We know that there are differences by where our kids live, by their income in terms of their family, by race, ethnicity. All of these factors can be addressed by promoting policies that address those circumstances by which kids are unable to be physically active. Vonnie what do we do . It sounds like an overhaul of the Health Care System alone is not enough, and that is a goal that is almost unattainable right now. It sounds like this is policy that needs to be across the board. Dr. Pollack porter thats exactly right. Wed to focus on those sectors that matter when it comes to somebodys Health Outcomes. Good accessromoting to education, highquality education, promoting access to transportation, so that people can get to their appointments, grocery stores, so that people can get to jobs. Changing the environment where people live, so they have access to safe places to walk, bike, be physically active. Health care is a piece of the puzzle, but there are so many other factors we have to focus on. Vonnie you say there is ingrained and historical lack of political will to change a lot of what we see in the current data. How does one change that . How did you change in ingrained lack of political will . Dr. Pollack porter im really optimistic that change is possible. What im seeing, the kinds of work that we are doing, we are working with community members, working with individuals, supporting them, by providing the data points, by walking alongside them to hold our policymakers accountable and demand change. That is what we are going to have to see more of, in order to generate that political will that we think is important to lead to changes in health. Vonnie can Community Organizations or businesses with their resources do enough to change statistics . Can individual do enough that may eventually change statistics . Dr. Pollack porter absolutely. There is a role for everyone, individuals, businesses, Community Organizations. The mark that weve been doing with kids and we have been partnering with organizations across the country to change their environment, to promote eets, where we provide safe access for kids to play maybe during the week for a few hours during the summer. By doing this, we see how small investments in communities to basketballs,s to jump ropes, safe places for kids to play, are making a huge difference. Our Research Shows kids get half of the activity they need if. Hey attend a play street that is just one example of how small investments and create conditions by which we can have more than one in four kids being active a day. Vonnie explain to us what you mean by upstream . That we are not thinking about the upstream enough . Dr. Pollack porter we are talking about those factors such as education, housing, neighborhood. All those factors that may help your help be better or worse, depending on where you live or work or go to school. We think about those downstream factors as health care, what happens once we actually get sick.
