Rowland Homes has acquired a 13-acre site in Cottam Hall, Preston from Homes England, having secured consent to develop 138 homes.
The housebuilder has started access works to facilitate the construction of homes on the development, called Sandpiper Grange.
This is Leyland-based Rowland’s second acquisition from Homes England this year, having been appointed onto the organisation’s delivery partner panel in 2017.
Homes England obtained outline permission for the wider Cottam Hall site – the part of the Preston area that is taking on much of the city’s housing delivery – in 2012 for 1,100 homes and associated development including play areas, open space provision and infrastructure including footpaths and cycle routes.

Maggie has lived in her 19th century cottage for 43 years
But residents at Carr Lane claim that ever since the works started, vibrations have caused their houses to shift, leading walls to crack and even let in water in some circumstances.
Retired nursing officer Maggie Edmonston, 72, has lived at Carr Lane for 43 years and said she and her neighbours had never had any problems until Rowland began constructing the development.
She said: These houses have been here for years and were built for the cotton mill managers and their families. They have stood through two world wars and I have never had any problems in all the time I have lived here.
