Representatives of real estate development firm Hall Emery and a number of their partners recently formally broke ground on 17th & Grand, a 165,000-square-office building that’s expected to be complete late next year. The project builds on Emery Hall’s work on the nearby 18th & Chet building, which opened in 2019. Local company Cooper Steel, one of the project’s equity investors, has signed on to lease 18,000 square feet and will move its headquarters to the building in early 2023.
The 17th & Grand project team include ESa Architects, Lee Company and JE Dunn with FirstBank providing construction financing. JLL Broker Kevin Ziomek represented Cooper Steel on its lease. In addition to its office space, the building will include structured parking, street-level retail, fitness and conferencing spaces and an outdoor roof terrace.

Commercial real estate property transfers are booming as major commercial developments take root in Williamson County s business district in Cool Springs.
The top two commercial sales in the county this year hover at $200 million, which include the multi-property sales of major business parks in Franklin Two Franklin Park ($100 million) and One Franklin Park (almost $100 million), encompassing over 550,000 square feet of premier Class A office space across 72 acres.
