Tips for buying a home
Get pre-approved by your lender. That way, St. Cloud Area Association of Realtors President and Premier Real Estate Services realtor Nancy Costanzo said, you re one step ahead.
Stick to your budget. Run your options for how much money you can put down and what price point you meet, Costanzo said. Don t overstretch your boundaries just because of a quote unquote panic mode, she said. . You still gotta pay the mortgage.

ST. CLOUD – A shortage of houses for sale is prompting buyers in the St. Cloud area to pay more for properties often more than the asking price and submit more competitive offers.
From January-March, the median sales price of houses in central Minnesota Stearns, Benton, Sherburne and Wright counties was up nearly 20% over the first three months of 2020, according to data from the Minnesota Realtors organization.
That s almost double the statewide increase in median sales price of 10.5% year-to-date.

Houses in the St. Cloud area are selling faster and for more money than a year ago creating a strong market for sellers, if they are willing to put their home on the market.
The median sales price in the St. Cloud area covering the cities of St. Cloud, Waite Park, St. Joseph, Sartell and Sauk Rapids was $205,000 last month, an 11% increase over February 2020.
And closed sales for the month jumped nearly 20% even as the number of homes for sale plummeted by 60%, according to data from the St. Cloud Area Association of Realtors.
