This is a significant redevelopment as the provincial government and TransLink have partnered with the developer to situate the entrance into the future South Granville Station of SkyTrain’s Millennium Line Broadway Extension within the prominent corner of the development. The developer is providing ground level floor space, and a portion of the P1 and P2 underground levels for the station’s concourse.

This location is just one block east a three-minute walking distance from the entrance into SkyTrain’s future South Granville Station, currently under construction.

“In recognition of its unique location, on a steeply sloping site, at the high point of the Central Broadway corridor, next to the upcoming transit station, and a large corner lot without the interruption of a lane, the proposal attempts to create a significant building with landmark quality. The design of the building is the result of a sensitive response to the landform, the context at the level of the street as well as the context of the city skyline,” reads the newly submitted rezoning application by Andrew Cheung Architects.
The subway is a continuous westward extension of the existing Millennium Line from VCC-Clark Station to a new terminus station at Arbutus Street. Six underground stations will be built along the 5.7-km-long route, including a major interchange hub to the Canada Line at Broadway-City Hall Station.
“This is an exciting milestone for a critical infrastructure project that will transform the way people travel in and around the Broadway corridor and create good-paying jobs to support BC’s economic recovery,” said Rob Fleming, BC Minster of Transportation and Infrastructure, in a statement.
“Investments in public transit infrastructure are crucial to improving commute times, reducing carbon pollution and laying the foundation for strong economic growth.”
Some have also suggested such multi-storey buildings should be built concurrently with station construction.

The only two exceptions are South Granville Station and Great Northern Way-Emily Carr Station.
Construction on this building is well underway after a simple development permit application was swiftly approved, but the developer is anticipated to return to the municipal government in the near future with a rezoning application for added floors for residential or extra commercial density.
The five-storey building at South Granville Station is currently being built to accommodate this eventual vertical expansion; there will be six underground levels of parking and an extra elevator core to serve an overhead tower.
