A proposed mixed-use residential-commercial project on a 15-acre parcel on the northwest side of the Cave Neck Road-Route 1 intersection has cleared its first hurdle with a unanimous recommendation of approval from Sussex County Planning and Zoning Commission.
Sussex County Council will have the final vote; it has scheduled a public hearing at 1:30 p.m., Tuesday, March 2, in the Carter Partnership Center at Delaware Technical Community College Georgetown campus.
Developers Christian and Jamin Hudson have filed two rezoning applications – from AR-1, agricultural-residential, to MR, medium-density residential, and C-3 heavy commercial – and a conditional-use application for multifamily housing on a 15-acre parcel located between Lewes and Milton.

Sussex County Planning and Zoning Commission will meet at 3 p.m., Thursday, Feb. 11, in Room 540 of the Carter Partnership Center on the Delaware Technical Community College Georgetown campus.
Included on the busy agenda is a public hearing on a cluster subdivision application filed by Pelican Point 4-5 for 219 single-family home lots on 110 acres within the existing Pelican Point subdivision on the south and east sides of Townsend Road between Lewes and Long Neck.
Following a 5 p.m. recess, the commission will conduct a hearing on a conditional-use application filed by Bioenergy Development Group LLC to to permit the processing and handling of poultry litter to include nutrient recovery for natural gas and electrical generation. The facility is located on a 229-acre parcel on the west side of Route 13A at 28338 Enviro Way, Seaford.
