The government will bring in a property planning bill aimed at modernising the planning system, according to the Queen’s Speech.
During the speech, the Queen outlined plans to modernise the planning system to enable more homes to be built, provide more help for first-time buyers, and “enhance the rights of those who rent.”
The Queen also said that the practice of excessive ground rent increases by freeholders would be banned for new leasehold properties.
The new legislation should enable leaseholders of property to extend their leases for up to 990 years with no ground rent.
Under current laws, owners of leasehold flats can buy the freehold but must pay ‘marriage value’ to compensate the freeholder for development value along with cash to reflect any rise in the value of the freehold.

The government’s long-awaited planning bill announced in the Queen’s Speech looks set to be the biggest overhaul to building rules in a generation as it bids to ease controls in England and boost housebuilding.
It plans a new traffic light system, with the UK divided up by local councils into areas designated for growth, protection, or renewal.
In growth areas, current planning restrictions will be largely swept away to speed construction. It takes an average of five years for a typical housing development to be passed fit for development.

As it has for a number of years, Boise State is once again participating in May in Motion, a program from the Ada County Highway District’s Commuteride program which encourages alternative forms of transportation to and from work.
Employees can log commutes on Share the Ride Idaho or download the Commute Tracker app to participate. Points are earned for alternative commutes which can be redeemed for gift cards from local businesses. Forms of alternative commutes include biking, walking, using public transit or carpooling to work. Those working remotely are also able to participate by logging days when they telework.
