Sussex P&Z approves Stratus Estates

Lewes  Delaware  19958United States Plans for Stratus Estates, a 226-lot cluster subdivision, were approved unanimously by Sussex County Planning and Zoning Commission at its April 22 meeting. The community, formerly known as Cool Spring Meadows, will be located on a 188-acre parcel on both sides of Stockley Road and the northwest corner of Cool Spring Road. Commissioner Kim Hoey Stevenson said she was concerned the amenities would be in one section of the community divided by a road. “However, I do support this because the design is exceptional with so much open space,” she said. She said the developer proposes to preserve 112 acres of existing trees on the property, or 88 percent of the total woods. She said 70 percent of the parcel would be open space, with 78 acres of contiguous open space in the forested area.

Scenic Manor approved by Sussex P&Z

Lewes  Delaware  19958United States With a 4-1 vote at its April 22 meeting, Sussex County Planning and Zoning Commission granted preliminary approval to plans for a subdivision along Mulberry Knoll Road south of Route 24 between Lewes and Rehoboth Beach. Developer MKR Land Investment LLC has plans for Scenic Manor, a 319-single-family-lot standard subdivision, on 166.8 acres on both sides of Mulberry Knoll Road, with 258 lots in the eastern section and 61 lots in the western section. The parcel is a mix of farmland, woods and wetlands, and is bordered on the west by Dorman Branch and on the east by Arnell Creek. It contains 20 acres of tidal wetlands and 5 acres of non-tidal wetlands.

County P&Z recommends approval for Evans Farm project

The Evans Farm project, proposed for the intersection of Railway Road and Old Mill Road, near Ocean View and Millville, includes 200 apartment units and was recommended for approval by the Sussex County Planning & Zoning Commission, 4-1. The Sussex County Council will make the final decision on approval of the project.Coastal Point • Submitted Some nearby residents are expressing disappointment in the Sussex County Planning & Zoning Commission’s recommendation last week to approve construction of 200 new apartments on a parcel near Millville and Ocean View, despite nearly five hours of opposition at the March 25 public hearing on the application. “Sussex County has completely lost its mind with regards to development,” resident Don Shope told the Coastal Point. He lives in Bethany Bay, which was also developed by Linder & Co., the developer of the proposed apartment complex.

Sussex County P&Z recommends 200 apartments be approved in Ocean View despite strong opposition

By Susan Canfora Despite nearly five hours of testimony on Tuesday, March 25, opposing building 200 apartments  at the intersection of Railway and Old Mill roads in Ocean View, the Sussex County Planning and Zoning Commission has recommended approval. At the Thursday, April 8 meeting, the project was recommended for approval  by a 3-1 vote, with Commission President Robert Wheatley and Commissioners J. Bruce Mears and Holly Wingate in favor, Commissioner Kim Hoey Stevenson opposed and Commissioner R. Keller Hopkins absent. Although requirements were made before approval, one of the residents opposed, Dave Bartlett, called them “boilerplate conditions” such as asking that trees are planted and existing soil not be disturbed and verifying where the bus stop will be for students attending Lord Baltimore Elementary School.

Chappell Farm project clears first hurdle

Lewes  Delaware  19958United States A proposed mixed-use residential-commercial project on a 15-acre parcel on the northwest side of the Cave Neck Road-Route 1 intersection has cleared its first hurdle with a unanimous recommendation of approval from Sussex County Planning and Zoning Commission. Sussex County Council will have the final vote; it has scheduled a public hearing at 1:30 p.m., Tuesday, March 2, in the Carter Partnership Center at Delaware Technical Community College Georgetown campus. Developers Christian and Jamin Hudson have filed two rezoning applications – from AR-1, agricultural-residential, to MR, medium-density residential, and C-3 heavy commercial – and a conditional-use application for multifamily housing on a 15-acre parcel located between Lewes and Milton.
