PLANS to build 84 new homes at the former Sale Magistrates Court site have been approved. The decision was made by Trafford Council’s planning committee to grant full permission for the proposals, which will see 38 apartments in two blocks, one three storeys high, one four storeys, 40 townhouses and six semi-detached houses built. The scheme is a joint venture between the council and Seddon developers. There will be a total of 21 ‘affordable’ homes, made up of 13 flats for affordable rent, and eight houses for shared ownership, representing 25pc affordable housing on site. There will also be a pocket park in the centre of the site and new trees will be planted along Ashton Lane and Cross Street.

Members of the council’s planning committee were underwhelmed by the 86-home scheme but the project was granted consent after their motion to refuse the plans was defeated.
Trafford Council and Seddon Developments lodged plans for the long-awaited £18m redevelopment earlier this year, having bought the Ashton Lane site in 2018.
However, several councillors expressed concerns that the project had insufficient parking provision and lacked green space.
Cllr Dan Bunting was especially critical, labelling the scheme a “missed opportunity”.
“There is a history of lacklustre developments proposed in Trafford. It is almost as if developers want to test what they can get away with,” Bunting said.

In December, Blackpool-based Create submitted scaled-back plans for a seven-storey Hampton by Hilton hotel off Barton Road in Stretford, after Trafford Council had refused a larger iteration of the scheme earlier in the year.
The original proposals mooted a nine-storey, 197-bedroom hotel, but concerns over car parking provision and the scale of the scheme forced the developer back to the drawing board.
The refusal followed objections from developers Peel L&P and now-defunct Intu Properties due to concerns over the suitability of its location.
Since then, Create has slashed the number of rooms by 50 and reduced the number of floors by two. The building’s footprint has also been reduced, from 12,500 sq ft to 10,000 sq ft, while the number of parking spaces has been increased to 147 from 127.
