The Smorgon family is selling a Collins Street boutique leased to luxury international fashion label Balenciaga that carries a price tag of more than $30 million.
The 536 square metre property at 181 Collins Street, between Swanston and Russell streets, includes the basement. Records show the Smorgons, through VBS Investments, bought the shop in 2000 for $4.25 million. The floors above were turned into apartments in the late 1990s.

At the foothill of the Paris-end of Collins Street, it’s next to the Regent Theatre and the Westin Hotel where Dior and Miss Louise can be found. Up the slope, other neighbours include Dior, Gucci and Louis Vuitton.
