Most home buyers are familiar with the concept of Additional Buyers Stamp Duty (ABSD) as it applies to them. What’s less commonly known is that property developers also have to pay ABSD; and this added tax shapes multiple decisions. From the way developers price their property, right down to development concepts, the ABSD on developers has a significant – yet not directly visible – effect on home buyers. Here’s what you should know about it:
What is ABSD for developers?
The ABSD for developers is a tax applied on the land price. This is 30 per cent of the land price, which is paid upfront. It is applicable on any development that comprises of five or more units (this is virtually every residential development in Singapore).

We visited both the sites on a weekday morning. ParkView @ Bidadari was a relatively tranquil area, while Bartley Beacon was a much busier area, as it’s located next to Bartley Road, a major arterial road, where traffic was very heavy.
ParkView @ Bidadari will be facing a future polyclinic and is mainly surrounded by other HDB flats, the upcoming Bidadari Park as well as the Mount Vernon Funeral Parlour Complex, slated to finish in 2024. Alkaff Lake also sits right next to it. Bartley Beacon is surrounded by other high-rise condominiums in the area with a school sitting next to it.

So it really comes as no surprise that The Myra is a freehold project in itself – despite its immediacy to both the Potong Pasir MRT station and surrounding commercial spaces like the Poiz Centre.
For those wondering, the plot of land that the Myra sits upon is actually an amalgamation of 17 separate land plots – all of which were privately owned by individual landlords up till 2018 when they were collectively purchased for $60.2m.
Admittedly, the Myra’s TOP date is still a ways away (est. end-Nov 2024). So far since its launch 3 months ago, it has seen a near 20per cent take up rate of its 85 units.
