The investment thesis of the fund is to acquire land parcels in high demand, pre-identified markets, and develop Grade-A warehousing parks which will be leased on a long-term basis to ‘AAA’ credit tenants from sectors such as e-commerce, FMCG, third-party logistics (3PLs), pharma and auto-ancillaries. On completion, these assets would be divested to institutional investors including private equity, pension and sovereign funds, REITs, and so on to provide an exit and deliver the targeted returns to fund investors.

Welspun One Logistics Parks, a fund backed by Welspun Group, has launched its first Alternate Investment Fund (AIF) with a target size of ₹500 crore. The AIF ― Welspun One Logistics Parks Fund I ― has a tenure of four years and hurdle rate of 15 per cent. It has already received a commitment of ₹75 crore from the Welspun promoter family office.
The investment thesis of the fund is to acquire land parcels in high-demand, pre-identified markets and develop Grade-A warehousing parks which will be leased on long-term basis to tenants. The fund intends to lease the land parcels to sectors such as e-commerce, FMCG, third-party logistics, pharma and auto-ancillaries.

3PL service provider, FM Logistic India, has entered into a contract with Welspun One Logistics Parks to lease approximately 9 lakh sq. ft. of warehousing space at the latter s flagship INR 900 CR-110 acre Bhiwandi facility in Mumbai, India.
With this new leased space, FM Logistic India will now have a dedicated Grade A warehousing campus to service the Mumbai Metropolitan Region one of the key micro markets in India with a consumption base of 26 million people. The 3PL player currently provides Warehousing Distribution services for FMCG, Food, Retail, Automotive, Consumer Durables, E-commerce, Engineering, Telecom, Pharma and other sectors. FM Logistic India will mark a new total of 7.0 million sq. ft. of warehousing space across India with this move.
