That because part of displacement is home values go up, people already feel cost burdened, they feel like they were already kind of on the emgem edges, and so they feel like they need to sell out to take care of their families, and we should be thinking just as much about that as we do of displacement or people that are being evicted from their homes or otherwise forced out. I think thats more the case in this district that maybe is not the case in other places. And finally, the whole confluence of talking about cultural neighborhood and retail, i think those two topics crash together in the excelsior. I understand from this report but also from other information, this area struggles with vacancies, and i think the change in retail and how groundfloor businesses are able to stay afloat with how the economy is today is something we should be thinking about.
