New subdivision called Cottages at Roper Farm proposed in Mills River

Subdivision being built in Mills River; Prices to begin at $350,000

Construction of a 16-lot residential subdivision in Mills River is underway. Sixteen single-family homes will be built in the subdivision, called The Cottages at Hayes Mill, on Old Haywood Road. It s considered a major subdivision based on its size, which required Planning Board approval, according to a staff report from Town Manager Daniel Cobb to the board. The Planning Board unanimously approved Moore & Son Site Contractors  subdivision application at its Feb. 16 meeting. Plans were first reviewed by town staff for ordinance compliance. No traffic impact study was required, according to the meeting minutes.  A sign at the 16.3-acre site says home prices will begin at $350,000. Brian Kirk, with Moore & Son, told the board all of the houses will be spec houses of around 1,500 square feet and would not be sold as lots alone, according to the meeting minutes.

Mills River board turns down Banner Farm Road townhome development, gives thumbs up on town comprehensive plan

The Mills River Planning Board voted 5-2 Tuesday to not recommend the approval of a special-use permit for the construction of a 92-unit townhome development on Banner Farm Road. Moore & Son Site Contractors, developer and owner of the project, told the board in March the plan is to sell each duplex for $325,000 to $375,000 to meet a need for workforce housing. The units are proposed to vary in size from 1,200 square feet to 1,500 square feet.  Several board members said they couldn t recommend approval of the project because an approved sewer system plan had not been submitted, as required by town code. However, the developer argued that it s not possible to get such a plan until the project has been approved by the town, expressing his frustration with the code.
