The McSam Hotel Group has sold a 7,000 s/f, three-story building at 152 West 24th Street between Sixth and Seventh Avenues (pictured top) for $7.68 million.

Savills represented the buyer, Bideawee animal welfare and pet adoption organization. The nonprofit will re-locate from its Midtown East location and, following a comprehensive renovation of the building, the property will serve as a state-of-the-art pet adoption center. Bideawee projects a move in date of fall 2021. The current Manhattan location, at 410 East 38 Street, is expected to be listed for sale in Spring 2021. In the adjacent open-air lot that Bideawee also purchased, the organization will launch an Animal Enrichment and Training Center, which will be home to a dog play and exercise area for resident dogs. Avison Young announced the sale of two four-story residential properties in the East Village neighborhood of Manhattan. 349 East 13th Street was acquired for $3,500,000 while 405 East 6th Street (pictured top) was acquired for $4,000,000. The same family had owned the properties for over 25 years.

The multifamily property has four apartments which total approximately 5,208 s/f priced at $902 psf. The property 21 by 62 ft. and the lot dimension is 21 by 95 ft. It is zoned R6B and FAR 2.0. The seller was Kenneth Nicholds and the buyer was William Chang. Derek Bestreich, Luke Sproviero, Adam Lobel, Toby Waring, Gabriel Kates, and Daniel Shawah facilitated both sides of the transaction.
