Starting from the first sketches of a project, it is essential that the project s design restrictions are well defined. This will guide the project, making it more suitable for its location, owners, and local conditions. Among common restrictions, keeping the project cost low is perhaps the most ubiquitous. We spoke with the VAGA team, an office based in São Paulo, about the challenges and possibilities that working with a tight budget imposes:
Eduardo Souza (ArchDaily): For many architects, budget constraints are seen as a problem. But can it also be an opportunity?
VAGA: Every project has as its starting point a series of limitations, ranging from geographic and social conditions to the economic reality of the creator. Armed with all this information, we architects are always challenged to materialize an object that, in addition to other intentions and expectations, interprets the absolute conditions and transforms a pre-existing reality. The demand for deploying a new school in the remaining open areas of an existing one created an inevitable situation of high building density and few open spaces on the ground level. The implementation in two stages was another major constraint to the development of the project. The design consists of two transverse blocks parallel to each other complemented by a smaller longitudinal volume that contains a set of stairs and ramps. The courtyard created between them is slightly elevated in order to eliminate the risk of flooding.

The project sought to make the most of existing commercial complex infrastructure - thus conserving the existing hydraulic cores. The floors were standardized with burnt gray cement and all new electrical was made with apparent cable trays near the ceiling. Dry, fast and economical construction techniques were used for all new constructions: dry-wall partitions for rooms that needed more privacy and for rooms that could take on more extrovert features were specified polycarbonate partitions with structure of pine battens . With these guidelines the intervention was able to reach the average savings of R$ 1,200.00 / m2 in construction.
