A MANUFACTURING complex in Wrexham has been sold for £4.3m. Hillview Real Estate, the UK regional office investor, has sold the complex to the long-standing tenant, Transcontinental Advanced Coatings (TAC). The 79,000 sq ft complex on Ash Road North, Wrexham Industrial Estate, has been occupied by TAC for more than 30 years and is core to its operations. The decision to buy the complex coincided with the expiry of its lease in February. TAC, which is a subsidiary of TC Transcontinental, a global leader in flexible packaging, specialises in the manufacturing of coatings for the medical, industrial and electronic sectors. The property manager is overhauling the 81,500 sq ft Ash Road North factory after its former occupier Wrexham Wire went into administration last year.
Known as Wire 81, the property sits on a 5.6-acre site on Wrexham Industrial Estate, east of the town centre.
Prime Property bought the unit out of receivership and plans to complete a £2m refurbishment in June.
The refurbishment project includes upgrading 7,500 sq ft of office space, and the warehouse is to be re-clad.

Place North West, Imran Younus, commercial director of Prime Property, said the unit’s unique selling point was its 3,000KVA power supply, which would make Wire 81 suitable for use as a manufacturing facility.
