2013. we now have a few months for bidding and awarding of subcontract to finish our document. delaying the project, you know, the building is deteriorating as we speak. it s going to have to go through this winter, we don t want it to go through many more. so a delay would be disasterous for the building and the project. aside from the seismic issues, which is something else again. is it safe to assume the other mock ups have not been done? no. i mean it is safe to assume that because we will have the terra cotta mock up done when we have a terra cotta sub on board. we really need the workmen who are going to make the things to do the mock up and we need that. we re not just going to let somebody throw stuff up there. we re not going to be careless about it. even though the certificate of appropriateness does not require you as a condition to do the mock up, you are going to do it and be subject to preservation review. yes. and how do you make that available, you s
years the cracks have formed and this is the method of water just infiltrates the building and there are just holes in the roof all over between the skylight and here are some of the very nasty conditions that we found. we did extensive water testing. essentially the skylight system has an internal drainage which is just for condensation, but over time because of the putty falling apart and the flashings deteriorating, water just poured into the building and has ruined the interior and you can see the staining, this is from the inside. we did, as i mentioned, extensive water testing over the last few months and have come to understand what the issues are. and essentially due to the kinds of materials they used in 1931, the stresses on the roof could not be dealt with and that s why the roof is entirely falling apart. here again are some details of the overflow from the skylight that have all deteriorates and have huge amount of damage. so the question is, how do we repair it?
