Lower Makefield Wegmans plan gets $3M for traffic upgrades, new trail
Road widening work for the Route 332 Bypass and the I-295 interchange in Lower Makefield is getting $3 million in state grants to help fund the project.
The traffic improvements are part of the $7 million commitment by developers at the recently approved Prickett Preserve at Edgewood redevelopment.
Earlier this month, Lower Makefield officials approved a conditional use application for the project that included a Wegmans, 200 apartments, and several retail and dining spots to the 36-acre property on Stony Hill Road.
Township residents, during a series of public meetings, raised concerns about the traffic impact of the housing and large grocery store on the already busy intersection and nearby roads, including Stony Hill, which is home to popular Shady Brook Farms that draws big crowds during seasonal operations.
After about a year of meetings and discussions, a planned mixed-use development across from Shady Brook Farm in Lower Makefield took a major step forward Wednesday.
Supervisors voted 4-1 in favor of the final land development plan for the Prickett Preserve at Edgewood development that will bring a Wegmans, 200 apartments, and several retail and dining spots to the 36-acre property on Stony Hill Road.
Supervisor John Lewis voted against the plans over concerns the commercial aspect of the project would harm other retailers in the township, bring a “torrent” of similar projects and ultimately cost the township more than tax revenue generated.
A massive redevelopment project in Falls moved forward as officials approved plans from NorthPoint Development for a 1-million-square-foot warehouse at a former U.S. Steel property.
Supervisors unanimously granted preliminary and final land development plan approval that will kick off what will ultimately be to 15 million square-feet of development on the 1,800-acre site bringing potentially 5,000 to 10,000 new jobs to Bucks County.
NorthPoint plans to carry out the multiple phase warehouse project with 20 or more state-of-the-art industrial warehouse buildings for various Fortune 500 companies.
Possible tenants include GM, Amazon, Chewy, Walmart, UPS, FedEx and more.
Supervisors approved a master plan for the site in December, but the new Keystone Trade Center project is spread across multiple plots requiring NorthPoint return to the township for individual plan approvals.
