“We are still seeing on average prices still down from 2015,” Haw adds. “But some communities are getting within single percentage points of their peak prices before the economic downturn took effect.”
Haw further notes demand for affordability is not unique to Calgary.
“Neighbourhoods allowing first-time buyers with that entry point to the market are recovering the fastest almost everywhere in Canada.”
In Calgary, communities of Applewood Park and Forest Lawn had the lowest average price at $333,369 through the first three months of 2021. The neighbourhoods also had the second highest price gain at 11 per cent, and their average price now sits just three per cent below the average price five years ago.
