Planning Board tackles Cliff Street retreat, new fitness studio, apartment complexes in marathon meeting

The Planning and Development Board met for its first in-person meeting in City Hall since the beginning of the pandemic. Absent ​​Chair Robert Lewis and members Garrick Blalock and Elisabete Godden, the remaining board members discussed a lengthy July 27 agenda sprinkled with proposals for commercial and residential projects.  201 East Tompkins Street in Fall Creek Serviente is relocating his artisanal glass studio at 201 East Tompkins Street in Fall Creek, and local coaches Jana Leyden and Andy Lonsky want to use the commercial space as a community fitness center.  The planned fitness center requires a special permit because it will have a commercial use while located in a lower-density residential neighborhood (R-2b).

401 E. State St. project moves toward vote, 510 W. State Street hits a roadblock

ITHACA, NY The Planning and Development Board convened June 22 to discuss a slew of proposed construction projects in Ithaca, focusing mainly on the proposed projects at 401 E State St. and 510 W State St.  While the 347-unit apartment building project at 401 E State St. remains on schedule for a vote next month, concerns about construction externalities from 510 W. State St. delayed a vote to determine the fate of the mixed use apartment.   The board met the 401 E State St. project, proposed by the McKinley Development Company, with a warm reception. Fulfilling the request of the board at the last meeting, the developers presented their updated landscape plan to highlight the modifications. Such changes included  adding more vegetation and green space to the end of the building and making sure that there are more native species of trees around the exterior, all of which sat well with the board.
