Avoid had been created once the freeway which was implemented there and taken down, you can see the lower edges of the existing parking lot. What excited us about this project was that there is a lot of diversity in hayes valley and we can stitch together the void that was left by the freeway being removed. This is right in the heart of hayes valley and quite critical to we believe the strength and the advantages that hayes valley offers which is one of the things thats been created there on your screen. Our in tentions are quite clear. It is zoning with retail at the ground level. This shows parking and weve taken a unique approach with ivy street and hayes street we have retail which is split into two spaces. One for smaller tenant, one for larger tenant as well as access to the lobby for the residents. Then we have the courtyard in the center which is how we are filling our rear use requirement. Density has been mentioned. The real problem that we acknowledge in hayes valley is the density of cars is the real problem, not the density of people. In fact, were disappointed that the fell and oak project didnt reduce a lane and look at the whole corridor. But thats another matter and we understand compromise. And so removing the parking was the compromise. And theres no Significant Impact on automobile intersection level of service, as much as i would like us to get away from using that metric, i d
