Was to maintain the vitality of these shopping district, neighborhood district, and that commitment still stands today with the nonprofit board that i serve under, ive been privileged to serve under because they really are committed to bettering the community for which these garages are residing in. And one example i wanted to give you as far as really trying to quantify the knowledge and experience and commitment, retail [speaker not understood]. Im happy to say were fully occupied and theres no vacancies at the Sutter Stockton garage currently with about 11 retail spaces. We conducted the last three retail leases with no brokers fees. We were with the experience of our nonprofit board. We continue to have full occupancy in our retail and thats because of their knowledge and experience in business, in the community. Item number 4, resolution approving a Lease Agreement between the city and county of San Francisco and the city of San Francisco Japan Center Garage corporation for the japan Center Public parking garage, for an annual base rent of 1 plus surplus, with an initial term of 10 years with two 5year options. Item number 5, resolution approving a Lease Agreement between the city and county of San Francisco and the city of San Francisco uptown Parking Corporation for the Sutter Stockton Public Parking garage, for an annual base rent of 1 plus surplus, with an initial term of 10 years with two fiveyear options. Audit recommendation a costbenefit analysis that was conducted that informed the commissioners when they made this decision . A costbenefit analysis has been completed, but only from an operational perspective. I think what is missing is the indirect Community Benefits and the marketion and the relationship side of the house of the nonprofits have with individual businesses. That part of the oversight has not been quantified. And we hope in the coming year, as part of the review of these new leases, that we would look at that and try to quantify that piece. Because mta doesnt do any marketing or outreach for the nonprofit garages. The corporations do. So if we were to take it inhouse, not only would we have to operate the garages we would have to have some sort of marketing and outreach and communication effort that we have never done before that has not been quantified.
