It is notoriously difficult to find an affordable, freehold landed house (or even a reasonably-priced leasehold landed one!) in Singapore, especially in Bukit Timah, which has many GCB enclaves. Hence, when I saw a freehold landed house listing at around $3 million at Hillview Garden Estate, I immediately thought of adding it to my landed tour series as I have.
As condos come close to their five-year ABSD time limit, homebuyers and investors start to pay more attention. There’s every chance that, with a handful of units left, the developer will decide to give deep discounts rather than pay a steep tax. There are no guarantees, but for those looking out for such deals here are some developments that are.

When we did our last ultimate new launch cheat sheet in February 2020 (view here), I don’t think many people would have predicted then how the property market would have moved as much as it had in the past year.
It was, after all, the beginning of the Covid-19 pandemic (for Singapore, at least). And it was not long after this that Singapore had to go into lockdown mode.
Now, it isn’t just the mass market that is moving, but there is a slew of high-end new launches coming up, and HDB resale prices have climbed up for 4 straight quarters.
