Housing transactions rise in four municipalities

Housing transactions last month climbed in four of the nation’s special municipalities Kaohsiung, Taichung, Tainan and Taoyuan rising by 8 to 19 percent from their levels at the same time last year, underpinned by real demand, real-estate brokerages said yesterday.
Taipei and New Taipei City had not released their data for the period.
Housing deals in Taoyuan rose 8.9 percent year-on-year to 4,005 units, while there was a 10.5 percent increase to 4,226 units in Taichung, local government data showed.

Huang Hsiang acquires Sogo Dunnan building

Taipei-based Huang Hsiang Construction Corp (皇翔建設) has acquired the building that houses the Sogo Department store’s Dunnan branch for NT$13 billion (US$458.05 million) through a share swap, government data showed.
The developer beat the other bidder, Urban Development Concept Holdings Ltd (志榮建設), after the seller, Jen Ai Co (仁愛企業), reportedly demanded an all-cash payment, scaring away other prospective buyers.
The 32-year-old building sits on a 938.9 ping (3,103.8m2) plot in downtown Taipei, where land is so scarce that urban renewal offers the only way for development projects.
The mixed-use complex has 7,269.5 ping of floor space, with tenants that include the buffet Hilai Restaurant (漢來海港餐廳) and Cantonese restaurant Celebrity Cuisine (漢來名人坊).
Property brokers welcome Legislative Yuan revisions

Property brokers yesterday welcomed legislative revisions governing property transactions, saying that the changes would make the market more transparent and price manipulation more difficult.
The legislature yesterday approved a bill that requires the disclosure of the full address of a property that is sold, rather than just the neighborhood.
It also stipulates that transfers of presale housing units be subject to real-price registration within a month.
Great Home Realty Co (大家房屋) lead researcher Mandy Lang (郎美囡) said that the revisions reflect the government’s resolve to make the local property market more transparent, and crack down on price manipulations by dishonest developers and brokers.
Property purchases by foreigners decline 14.4%

Property purchases by foreigners declined 14.4 percent year-on-year in the first 10 months of this year, as travel restrictions dampened cross-border investment and relocation, analysts said yesterday.
Properties acquired by foreigners totaled 966 units between January and October, Ministry of the Interior data showed.
The number of land deals fell 37.7 percent to 2,119 over the period.
