针对租赁企业的融资难，在日前举行的“2021年中国上市房地产企业综合竞争力研究与评估成果发布会”上，有专家提出，以“租赁REITs”的方式，提供融资新思路。租赁住房REITs新思路对REITs的推动和对保障性租赁的重视，令业内产生了“联想”，部分专家开始探讨“租赁REITs”的可行性。专家在研究中发现，不动产投资信托基金作为融资改革的重要抓手，对于租赁住房也有着重要意义。清华大学国家金融研究院副院长王娴认为，“房企原来的模式是开发、销售，但如果企业发行租赁住房REITs，开发销售完成后，企业可以作为租赁住房的管理人，实现经营模式的转变，变成轻资产的企业，来经营不动产。” REITs除了帮助企业更好地融资外，还可以转变企业经营模式，让企业实现转型。王娴表示。对此，王娴还提出一则案例，以普洛斯仓储REITs
