Every month we receive statistics showing how prices are going up, or down, and our Federal Reserve is continually mentioning controlling inflation which in turns helps mortgage rates. Inflation has finally impacted birthday celebrations. “Steakhouses Are In. Steak Is Out: Many customers are looking for a splashy night out with less red meat and lower prices.” I like chicken, so I received some good news. (Gallus domesticus fans may want to visit Prince’s south of Nashville.) Feed costs are about 60 percent of the expenses of raising birds, and the rising need for biofuels, like that made from soybeans, means that there is poised to be much cheaper feed on the market. A byproduct of making soybean oil from soybeans is soymeal, which is used as chicken feed. The levels of soymeal produced in the U.S. is expected to on

“I dance like people wish they weren't watching.” Someone sure is watching, and counting, empty houses. Lack of available housing inventory has helped keep housing costs high throughout many of the nation’s big cities, but nearly 5.5 million homes sit vacant across the nation’s 50 largest metropolitan areas. The average vacancy rate across these 50 metros is 7.22 percent, with New Orleans (13.9 percent), Miami (12.7 percent), and Tampa (12.2 percent) having the highest vacancy rates. And be careful any time you receive a phone call from a supposed law enforcement official. For some mortgage information, Curinos calculated that March 2023 funded mortgage volume decreased 53 percent YoY and increased 46 percent MoM. The average 30-year conforming retail funded rate in March was 6.36 percent, 19bps higher than February and 238bps higher than the same month last year. (Curinos sources a statistically significant data set directly from lenders to produce these benchmark figures, and the data is examined further here.) Conference attendance in 2023 may be down, given layoffs and budget cuts, but here’s a handy dandy list of events this year and state organizations. (Click on “Conferences” on the right; for any additions or corrections, contact Ed.) Here at the MBA’s IMB conference, it’s not much fun talking about revenue and margins. So, let’s talk Vitamin C! San Diego County, and California, ranks first with 59 percent of the U.S. citrus production. And when life gives you lemons, you make lemonade. What about when life gives you plenty of barren areas of snow? Thank you to Len T. for this one, reminding us that some people have inordinate amounts of time on their hands. And thank you to Michael Chan yesterday who sent the real estate version of Wordle if you will, where you guess the price of the house. (Watch for those oceanside house prices!) Yes, there are plenty of people out there looking at housing, and the amount for sale. On Friday NAR reported that
