We want it to be an area that is inclusive and has a lot of neat things happening. In my experience, with the rents going up, that sucks for Small Businesss and im concerned if we create too many measures that create growth in the corridor, those Small Businesses wont be able to keep up. I went to some of the first gatherings of artists during one of these open meetings, and these are artists by all color, all nationalities, very inclusive and they talked about how the culture of calle 24th lives in casa lukas and lives in all the Little Stores and familyowned and familyrun businesses that we are so lucky to have, that people from all over the world visit us to just feel what that sense of Community Feels like. The thing about conditional use, i just want to bring up one thing about conditional use. Its not an easy process to navigate and people with monthtomonth, their livelihood may be gone and it may be very well beyond them, when there havent real defined measures put into place. Any good afternoon i represent several project sponsors in the mission she you have the tools for the interim controls with you look at projects individually and all those projects require a conditional use permit their discretionary projects youll be able to look at the additional criteria your staff is suggesting you dont meet interim controls youve got the tools and secondarily the conditional use is time consuming and a appeal ability and it is appealable to the board of appeals and the board of supervisors for the double control it is burdensome and unnecessary thirdly the criteria on page 11 of the interim controls any project over 5 units from the interim controls are adapted any project over 5 units will individually have to hire an Economic Consultant
Bernal heights chapter. Were a group of low and moderateincome neighborhoods. We do a lot of work on housing, but it all comes down to people feeling like they are losing their community. And that the changes around them mean that they are losing the culture all around them, the Diverse Community of the mission. Part of that is the businesses that they go to, affordable businesses that serve the community. What we are hearing is that people feel like they have already lost valencia; right . And what does it mean when you merge retail spaces or get a more upscale business . It means that a lot of times the businesses that are there in their place are not only not affordable, but dont provide services that long time residents need. It also means rents go up all over. If you have more upscale businesss it means you attract higher rents in housing and in retail. And so these are just commonsense, temporary measures, and so im here to support calle 24th. Thanks. Hi.
