Place North West | BCEGI tops out £45m Airport City hotels

Dan Whelan A 280-bedroom Holiday Inn and 262-bedroom Ibis Budget are targeted to complete in 2022 after the construction and engineering group reached the highest point on both projects.  The schemes form part of the £250m hotel district within the £1bn Airport City masterplan that is being delivered by Airport City Limited Partnership, a joint venture between Beijing Construction Engineering Group International, Manchester Airports Group and the Greater Manchester Pension Fund.  In total, the hotel district is to deliver 2,400 hotel rooms across nine properties within the wider 5m sq ft masterplan.  The contractor started building the Ibis and Holiday Inn hotels in January 2020 having been awarded a £45m construction contract.

Dan Whelan Following a string of high-profile wins in recent months, including the £170m redevelopment of Wigan Galleries and more recently a £60m residential scheme in Widnes, 2021 is a crucial opportunity for the lesser known developer to put its stamp on town centre regeneration. “Wigan is very exciting because it puts us on the major mixed-use regeneration stage,” founder Mark McNamee told Place North West in an interview .  Chester-based Cityheart this week confirmed its appointment by Halton Council to redevelop the former Golden Triangle industrial scheme in Widnes into 360 homes, as tipped by Cityheart was founded by McNamee in 2005. In its infancy, the company focussed on student accommodation schemes, shying away from longer-term projects while it built up its cash reserves.

Place North West | Placefirst s £25m Bolton scheme to advance

Dan Whelan The build-to-rent developer’s 158-home Croal Valley project is earmarked for approval by the council’s planning committee. Situated on a key site bordered by the River Croal and part of Bolton Council’s £1.5bn regeneration of the town centre, the £25m project is to feature a mix of apartments and townhouses.   The project designed by architect Levitt Bernstein would be built on a largely vacant 2.7-acre plot off Central Street and Deansgate, opposite the former Beales/Whittakers department store.  Under the proposals, several buildings fronting Deansgate would be demolished to make way for the project. Placefirst also proposes improvements to the River Croal embankment, to be led by landscape architect CW Studios. 

Place North West | Pension funds select firms for £12m framework

Dan Whelan The Greater Manchester, Merseyside and West Yorkshire pension funds have appointed 27 companies to provide services across their combined £46bn property portfolio, including management and valuations, to enable “a more cost-effective approach”. Full list of firms below  Formerly known as Northern Pool, the three pension funds are known collectively as the Northern LGPS – the largest of the eight Local Government Pension Scheme pools, and has combined assets under management of £46bn.  The assets include stakes in the £1bn Airport City in Manchester, a project being delivered in joint venture with Beijing Construction Engineering Group International and Manchester Airports Group, and Hythe, a 34,000 sq ft office block and 70,000 sq ft logistics scheme at Wirral Waters, Merseyside.
