New car wash seeks spot at US 75, 82

A gas station and convenience store along one of Sherman major intersections wants to take on a new venture at its location along U.S. highways 75 and 82. The Sherman Planning and Zoning Commission is expected to consider a permitting request for a new car wash along the intersection when it meets Tuesday at 5 p.m.
Representatives with Bowman Consulting and Victron Stores LP plan to demolish the existing gas station and convenience store, located at the northwest corner of the intersection adjacent to the Sherman Walmart gas station. Plans call for the site to be redeveloped as a new Wash Masters Carwash. In order to do so, the developers must acquire a specific use permit from the city.

The city of Sherman could soon issue debt for future projects down the road. The Sherman City Council recently gave city staff guidance to look into issuing up to $30 million of debt ahead of expected road and facility projects.
The move comes as city leaders have considered issuing debt ahead of schedule to take advantage of historic-low borrowing rates that are projected to increase.
After determining there was an appetite in January, city staff presented a list of possible projects to determine how big that appetite was. We talked through the theory of the good, the bad and the ugly of issuing debt earlier than we would normally issue it, and this is really a continuation of that discussion a few weeks ago, City Manager Robby Hefton said.

The city of Sherman officially shook hands with developers for a new 288-acre development along the city s southern gateway.
The city council formally entered into an agreement Friday with the developers of Bel Air Village, a mixed-use development that promises to bring hundreds of new homes, new retail and a publicly accessible water attraction to the FM 1417 corridor. This is a project we have not seen the likes of in the city s history in terms of its size and scope and its impact to the city, City Manager Robby Hefton said, describing Friday s agreement as a win for the city.
Sherman, Bel Air Village to shake hands on 288-acre, $500M development

After more than a year of talks and negotiations, the Sherman appears to be ready to shake hands with developers with Bel Air Village. The City Council will hold a special meeting at 11:30 a.m. Friday to discuss a master development agreement that would push forward work on a proposed 288-acre mixed-use development along FM 1417 that could feature about $500 million in private investment.
Once developed, the project promises to bring a mixture of retail, residential and a major water feature to south Sherman. This meeting will represent the culmination of really 18 months of work behind the scenes by city staff and city council to negotiate what we hope will end up being the largest residential development in the city s history, Sherman Community and Support Services Manager Nate Strauch said.
