The keenly-awaited redevelopment of the grade two-listed Manchester building in a 39-apartment affordable housing scheme has progressed, with plans now lodged.
Great Places Housing Group said that by incorporating elements of what remains of the original building, it hopes to protect the building’s heritage and legacy while bringing affordable homes to the area. Buttress is the project architect.
Situated in an area that has become hugely popular with residential developers, the building dates back to 1874 but has deteriorated since being vacated in 1989, and currently requires scaffolding to hold up what remains of the existing structure.
Great Places, in partnership with Manchester City Council and part-funded by Homes England, plans to redevelop what remains of the Dispensary for a mixture of 39 one and two-bed apartments which will be available for affordable rent.

This is the first glimpse at how one of Manchester’s ‘most cherished’ Victorian landmarks will be transformed into an apartment building boasting homes for social rent.

A total of 225 homes across three developments plus a mobility hub, featuring parking for 400 vehicles and 180 bikes, make up the proposals lodged by Manchester City Council, Manchester Life and Great Places Housing Group.

An eight-storey apartment block on the corner of Poland Street and Jersey Street featuring 118 one-, two- and three-bedroom apartments. The scheme is being delivered by investor and developer Manchester Life, a joint venture between the city council and Manchester City FC owner and investor, Abu Dhabi United Group.

Great Places wants to deliver an affordable scheme comprising 45 apartments and 23 houses, providing a mix of one-, two- and three-bedroom properties. The development would be located on the corner of St Vincent Street and Woodward Place, close to the Rochdale Canal.

The city council lost a legal battle over its decision to build a 440-space temporary car park as part of its Central Retail Park masterplan but has said the ruling will not impact the future of its 1m sq ft proposal.
The Trees Not Cars lobby group had challenged Manchester City Council’s 2019 decision to grant itself planning permission to build the car park next to a primary school on part of the 10.5-acre plot on the edge of Ancoats and New Islington, and its founder Gemma Cameron brought a judicial review.
The campaigner successfully argued that the council had failed to consider the impacts of a car park on air quality and pollution levels and volume of traffic in the local area. A total of 12,000 people signed Trees Not Cars’ petition against the plans as the group lobbied for 18 months for the decision to be overturned.
