Now once 2011 came we saw the increase and saw less distress sales and more resales. When you have a regular resale or new construction, it will sell higher than your foreclosed home or distressed sale from a bank. That makes perfect sense. So if youre selling, this is obviously a good thing because youre selling for a lot more than what the market was valued at a couple of thats correct. At the same time it depends on what your particular area is doing at the time. So you are getting a higher price, but it doesnt mean that you can just put your home on the market and expect to get 20 higher than what we got the year before. You know, 20 is kind of a gauge or a vague number for the entire area, the general number. It depends on what your home looks like compared to the other homes that youre competing with on the market right now. Alcides if youre buying, if youre going to buy, not you typically see . Iven i know it varies per makt. Going into it what do i see . Right now we have the less inventory. The less inventory we have the higher the home prices because theres more buyers and less inventory to choose from. One good thing is harz a lot of new construction and we have a lot more buyers coming down from the northeast and tampa is a fastgrowing buyers see less inventory and less good inventory. There are some distress sales, but they couldnt sell in a down market and are still on the market. May not be something you want to buy . Correct. The good homes out there, you have a higher concentration of buyers going after the same property, so the price goes up for that. If youre a buyer in this market, you have to know the market youre looking at and understand that, you know, we had a lot of buyers previously thinking that, you know, they and see prices start to drop and if they hold off a few more months they will see lower prices. Not the case anymore. It doesnt mean the market wont go down again, but for the next coming years we dont stee it coming down. If a buyer is waiting on frieses to fall before they pull the trigger, dont do that. You might spend more money on a lesser property. Alcides what do you say for the folks that hear or read from experts out there, Real Estate Experts out there that say were in a bubble, a matter of time before it bursts on the Housing Market for our five years ago . What do you say to that . Is that rack ate or no . Its hard to say. No matter what happens in the market out there, people have to move. You have people that want to buy vacation homes. Youve got people that are going through divorce situations and people transferred for job purposes. No matter what, things are going to be happening. People are going to be moving and everything. In terms of the bubble happening market. What happened before, prices shot up in a very short period of time, and they almost doubled. We dont see that so much now. Prices went up dramatically since 2012, but in the last year they stabilized across the board. So i dont really see a bubble bursting or anything. I see the market getting back to normal, and thats why we say the 20 increase last year to now, but at the same time i dont see it doubling like it did in 2007. Not to say that wont happen with real estate. What ive seen is weve really gone at a pace where weve gotten rid of the Distressed Properties and now we have the resale and less inventory because people live there as their primary residence and more new construction and more people coming to the area.
