So, could whoever is in the white house impact the d. C. Thec Housing Market . Here to talkalk more about that is andrew strouch from mris homes. Hes good to see you. Eeou the outcome of this racehis e still unknown. St its heating up. Ill unknoea u theres a lot of uncertainty. In. Definitely. But talk about historicallyka pricesbois actually tend to go u during an election year; is yeas that right . What are we seeinghisis year. This year theres so manysom good things going on with the oe economy. Econom typically people say it willt slow down a little bit in the ie spring and summer waiting onn the outcome but because these t job market in d. C. Is so s strong and the int are still so low weve seen really a big increase ine i volume year over year. Ea so, the assumption well, so historically, though, ugh, prices do tend to go up in theie election year. Ear. Are we seeing it slow down. Dn. Prices are up 2 percentcent year over year which isr which actually in line because weve had such strong appreciation the last few years but volume of sales such almost 8 percenter year over year. Overea are we talking just home hom real estate or commercial real l estate . Are those impacted at all . All . So, just today talkingust tol about home, im not asot familiar maybe with commercialia but home real estate, its hadad a very strong year in terms of o the volume increase year over year. E and so just looking ahead, vov now, im going have to get you t to talk more about if trumpru wins, there could be someeom significant changes here iff trump wins just based on his ons history and his background. Absolutely. I meanut typically when theress a change in the presidencyresi theres a few thousand jobob impact. But we dont really know whatwht would happen if because i dont think hes h going to be going with the typical republicans that areepus already in town. Tow i think hell bring in a lotn l of his own folks in. N. So, what kind of like realeea changes could we see if hef h brings his own folks in . Well, if i think terms of real estate, people that hes ts going to bring in are probably l going to have a lot of money ofn because thats what his h network has. Netw i think theyre going toorkng to probably be purchasing some ofme the more expensive homes. Ve h higher prices. Absolutely. And i think its going to be aea lot more people. Eopl i mean a lot of times folks will go with the republicansepus that are local that havet h cycled in and cycled out, out maybe theyre at a think tanknkn because its not a republicanuba president right now but it b i doesnt sound like look at l the nsa folks there. They are not necessarily necesly backing him so hes not goingoi to hire them. To h real quickly for the d. C. Housing market, anything thatthg you can provide that, you know, some insider stuff wetuffw can keep in mind. D. Sure. I think Interest Rates its just a matter of time they go up and thats so key so to what your Monthly Payment pnt is. So, if youre looking this isooi still a really great timeim historically i mean weren were still at around three and ae an half percent for a 30 year 30 y loan which is amazing. Ng. Uhhuh. Uh so, this is a great opportunity to purchase whiley the rates are still so lowto. S all right. O thats good news. Thatthank you an true. soodu an. Thank you. Okay. But let me let show you what were actuallyy talking about. A this is the concrete that t debris we were talking about w thats breeen fa tlling from the ceiling here at the rhode island metro station for the re jpart were just talkinge e aboutt t these little chunks th are actually coming from the ceiling here. You can see some of theceee me o damage, so we have been toldn tl that both concrete and small s metal brackets came from areasre like that. Like theres also more damage onam the other side of this outdoor entry to the metro station. Taon association some more of the mo damage here. That is what were talking talng about. Now, as you can see and whatnd t metro has told us is that this t does not appear to be structural damage. It looks like it may just be more superficial damage but just to be sure, theyre doing s two things. Urhings. Number one, you can see these inspectors on the ground outut here that are checking thingsing out. Be sure that their assumptionsss that this is not structural isl correct. They are also putting up some um mesh netting. Mesh nng. It might be a little bit hardtl to make it out but you can see s it along the ceiling and also a draping down along the sifted sf wall, that mesh netting isttin being put in place just to beuse sure that when they do reopen r this station that those littleil concrete chunks wont fall ontn people, on passengers. Pasng just trying to make suree everyone stays safe. Af but as you mentioned and ased ad you can see on these signs outit here this station is closed clo and will remain closed throughsr the day all day long today and tomorrow the plan is to reopen the rhode island metro stationis along the red line on mondayy at 7 00 a. Reporter but on blogslogs like popville customers reportrr being told that the restaurantet the decision was made becauseade of problems with students. Stude i understand the restaurants decision to doauntd that. Im not saying that itso a greater thing to do but it is is understandable. Every day wilson high getsilg out at the same time for years y and years and every restaurant n has had to deal with the same thing, the influx of students su coming to eat after out of school and so it just seems strange that theystrange t wouldnt want to open their tir doors and be more of a community or neighborly nghborl partner. Eiling you can see some of the damage out here and metro has said itai does not appear that it is i structural. They think its weathereather related, maybe just rain and snow, things like that overr the years weakens the concrete t and thats what they think isini causing this but just to make t sure, they to have a team ofeamo engineers and inspectors out out here at the rhode island metro station along the red line. In they are inspecting the station were told top to bottom. Thats the first thing theyre doing. The second thing theyre doing, which might be hard to make out, ight ie sha putting up thii mesh netting. You can see it along the ceiling and the walls. Again, it might be a littleit bit hard to make out because of the lighting and how lightig the mesh is but they arey ar putting that up just in casenas theres any more issues withit this concrete coming loose so that it wont hit peoplehiople hopefully.
