And so you have what's called a negative net worth you know what I mean yes Ok time and the man that has a negative net worth has a financial plan your husband. That's kind of like hiring a fat person to be your personal trainer Ok so it makes sense yes it does now so I. I mean he can do whatever he wants but I don't hire someone to be my personal trainer unless I'm going to submit to their suggestions because they have an 8 pack and I have a keg right and so I have to do what they say in order to get to look like they look. Because my method of eating 2 pounds of Oreos is not working right your husband's method of handling money has a negative net worth knucklehead I mean you know yes you can play this form later if you want to off the podcast but I mean it's you know it yet some point you have to say I don't know how to do this and so I need to do something better than my best thoughts now let me give you the explanation and maybe that will help but until until knucklehead to determines that he doesn't have the answers with his negative net worth on how to build wealth I can't help him and you can either. Ok Ok but if you can get past knucklehead ism. How is her health. Well she had a talk in January she really changed back you know she's walking 2 miles a day and but her hearing is not really generating and. Well the point is that she's likely to live as much as 30 years and during that 30 years her income probably not going to go up a lot but rents will. And she don't rant. Ok by somebody like Carlisle now by a little condo and paid cash for it and then she can make it then she can make it for 30 years on her income the 24000 I assume include social insecurity. Ok All right so she didn't have it and she didn't have any of the money and I'd say. Ok yeah yeah let's go let's because you know if she lives 20 years should be 92 she probably won't live 30 but should be 92 right and in 21 think about what rents have done in 20 years. Doubled and I don't think our incomes are going to double during that time. While I mean I. Can't I want more wine while. Watching public money. We're also looking at renting and then rent or you know to try the little people e. Just as much you know $2.00 to $3000.00 a month kind of range which is you know pretty much a mortgage payment of smaller house sure we're close to 0 you know we were on our 2nd marriage and when we 1st started out we were pretty far in the hole and we've worked very hard over the past 6 years to really get ourselves and see if i hope or indecency and so we kind of have to decide now. Do we get ourselves there when you sell your current home or your borders show your current home or you're going to. We're going to draw 100 k. a Quickly and how much debt do you have not counting your home. 20000 on a car we bought a car used in a car but oh that's Ok that's got to go the debts go on and then leave Yeah dk or you sell the car one of the. The and then you buy a house with 80 and what's wrong with that. Well I'm just not sure. You know we're still have a while Ok So right now our total debt is around $150.00 k. Including the March of what your household income so we earn a little under $280.00 k. Combined that's gross annual. So here's the thing forgot what your take home pay is not counting insurance coming out not going for a one to come out you take on that make your come your take home pay after taxes should be around a little over $200000.00 yeah so crime month trial between $8.00 to $10.00 k. Somewhere in there no it's more than that oh Ok 10 k. Is $120.00 a year you do not have 200 $1000.00 you do not have to are thousands in taxes. Sure but more and yeah you know your take home pay ought to be approaching 17000 a month after not counting health insurance not counting for a one k. So I don't want you to have a house payment that is more than a 4th of your take home pay on a 15 year fixed with the down payment that you have Ok and that's what I would tell you to buy and I think you can do it I think you can buy in Boston for that if you're getting closer it's you know you're just going to get what you've got is a purse where foot shock you get sticker per square foot a bit of what we're going to buy you know it in that range now they're around double the price yeah you know and the tack to double to another and you know the good news is it's going to go up it is going to double it's going to go up double to sow I mean you're going to get great appreciation on it as far as an investment goes long term as well so here's the thing the other option is to rent that's how it's like Ok short term goal renting is Ok short term for different reasons it's a bad 10 year or 20 years strategy to rent because during that time house prices go up and you would have benefited from owning a house you know the equity for instance you're getting on the house you're selling that's money you made Did you own but because you didn't rent and the 2nd thing is rents go up and when you buy that house on a 15 year fixed rate your payments not going up. New taxes insurance will go up over time but in payment itself is not going to go up and when you were 100 percent of the time over 10 year period of time you're into going creates always it's going gracious so you've got an increasing cost of housing with no investment when you're a long term renter when you're long term owner you've locked in your cost of housing you've sealed it and you're getting this return even though it doesn't go into your pocket but you're you're building worth you're building net worth you're building wealth by being an owner and in most cases it's tax free growth in most situations. The vast majority of them under current tax loan so I'm going to tell you to buy now if you're going to go live in Boston you think this is a little bit of an experience downtown that you know we're going try this for a year and then where if it were going to rent for a year that's fine it's an adventure but if this is a 5 a 10 year plan you think you're studying bought Lacey is one of those in Charleston South Carolina I Lacy How are you grade Thanks for taking my call show I am wondering if my husband and I could stop that you know ball in order to save one upcoming military move and that move could happen any time next month or career from now Ok the military yes that move is likely to happen because about the one thing you count on with the military is are going to move you. A company orders right now and he's already gone and my left behind and he's going through thing and if he doesn't make it through the thing we move at the end of that month or order then we're ready to move Ok so you've gone you've got notice you're pretty much going to move yeah yeah lation auto is harsher now it's not only 2 years from now for you might have well that's when he'll be done the school 2 years from now oh yeah the big one so the decision won't be made until then I'm hoping he gets all the way through it and we expect where we're going next that isn't won't be made until he drops out of school kicked out of school or finishes school right Ok Ok so he's going to finish school it's going to be 2 years before you know yeah so you know you're so you don't need to I mean 90 percent probability you've got to yours. Yeah I mean unless something really bad happens you now believe and I think you're going to not think is going to make it to I don't know you know you could out you could ask what the percentage of people that start this are there finish it you know and try to look at that way and say you know well and 10 percent finish this thing whatever this thing is you got into a right and if that's true then then maybe you are going to move sooner than 2 years on now but the thing is you're usually going to have more than a few minutes notice and you could stop then I I think right now it's just this exciting change and you know you're dealing with a separation and all these other things that you deal with in the military and so on.
