Delivery business oh by the way while I'm in the suggestion making mode Netflix has a wonderful special called who shot the sheriff. It's not about the fact that Marley couldn't make a big hit out of who shot the sheriff but Eric Clapton did it is about. The shooting of Bob Marley there was an assassination attempt on his life at 56 Hope Road which is where he lived a few doors down from the Jamaican prime minister there was an election that was about to take place and he was being he was being perceived as being too close to one of the political parties so they're never really they're not sure who shot him they have a pretty good idea but they stormed his property his bodyguards for some odd reason were there at the moment and they stormed his property they shot his sister . They shot. His manager and they shot him he survived he left Jamaica very soon thereafter and didn't return for quite a while and I don't think Jamaica was ever the same for him again because of this brutal shooting on his property was called Who Shot the Sheriff it's very well done . He used a business journal which I highly recommend it's it's one of my favorite places to go for show prep I do it every day they send if you're a subscriber then you get an e-mail several times during the course of the day with an update on the stories that they have in the printed paper. And they had a story I thought was interesting how sophisticated our economy is and how many people do things that you probably would never think about so the headline the writer's name is Jeff Jeffrey and the story was Houston architecture firm behind many craft breweries talks changes in Houston and the industry so it didn't cross my mind but you know with this craft brewery explosion somebody has come in and design in these crapper because with some changes in our state laws and we've had. Of saying Arnold who really sort of started this whole thing over 20 years ago talking about this as the craft brewery no longer just has to be a manufacturing plant now they can be something more of a retailer and there was a law that just chains will go into effect in September 1st now there are a place who count on their revenues which is why there are more craft breweries is because they can make some revenues by doing something more than just selling beer to distributors who put them in bars and could mean it stores now there are places you can go and visit you go visit for instance and and you can eat there you go visit Southern Star one of our favorites and you can have a beer there with with some folks that have helped us on the show same thing as saying Arnold you can go there and make it an afternoon and a lot of people started doing that and that's why I suspect there's a need for this fella Jake Donaldson with method architecture to come in as the architect on these craft breweries What was the 1st craft brewery you worked as an architect on Jack I think the 1st thing we did was buy you during start our start kind of in the and then history and how long ago was that. That was about 5 years ago how did you get that gig. To we are research kind of an industrial work and so we're doing a lot of office warehouse manufacturing type projects and we had an industrial broker who brought it to us mainly because their. Name was holden rushing brought you your 1st brewery and you know yeah that's right that's right and you know he didn't really know who to go to because there wasn't anyone really specializing in it at the time so he thought hey it's kind of a clause I industrial project it's got you know process piping and tanks and equipment so don't get any industrial guys they had 0 money and we did it for a if they had no money as a start up they had a lot of investors you know had sent money into the equipment but they we basically did the deal for a beer swap so he told us you know we'll look you up with beer basically for life and if you guys can help us out on this and get us up and going and so that's what we did and then kind of come full circle and we're now doing their their new ground up building over an area so yards if you're familiar with that area and they painted the stuff they are paying us this time you know we got competitive rates have you taken equity in a brewery to do. Not in exchange for it I've personally invested in a few of them but that's separate from you know the business season and that's you know. Just because I mean it seems like a lucrative market I love beer personally and you know if you met him you know you 2 diametrically opposed is the because you love your you think it's a good market. Well I mean I think I think it's important to kind of put your money where your mouth is and vest and things you're passionate about not just not just looking at financial returns but that's going to leave in your money where your mouth. Exactly. So you have design now how many of these let's. Car bomb Eureka high platypus Washington and south that saw the Dow That's the one that's come in saw yards. Yeah yeah exactly yellow color Moller local group anomaly back East downtown back you up in Puerto. Yeah we've done we've got about 3030 unless it wonders opening in these downtown. 8th wonders already there and he's downtown yeah that's right and then we did there distillery and we're doing some We've done some ongoing renovation in day one or the other kind of Astrodome theme you know everything don't always Yeah yeah exactly they're used in centric Yeah they vote they see I don't know how many barrels they're selling but they really caught on with with with like a subculture they've done really well yeah all of these furries it's been really interesting they're all getting into the car buck kind of distribution game a lot of them are just becoming really cool community strike gathering places like they're really focusing on our tap rooms and kind of creating a more of a cult following if you will yes how many tattoos on average would you say the prime mover at each brewery has. How many whatever tattoos Ok you've got average days to be like bikes independent bike shop owners there's a lot of tattoos Yeah exactly they probably have about the same amount of tattoos that are some of our staff to do you have to it's a good fit I don't but my one of my partners Eric and we have some staff that has you know a lot of tattoos of your thought I did a tattoo I thought about it I thought about how old are you. I'm $37.00 if you were going to get a tattoo what would be. Probably something to do with my family I've got 4 kids at home you know beautiful wife so I'd probably get something you know kind of symbolic of them I've heard from the tattoo crowd get your kids because they'll be there for life but don't do the spouses just you know. Or do generic enough or you can change the name if you need to write about people there they can Yeah exactly she's my heart. So this business has been good for you I mean this is a this is a nice article it's been a niche business we've fallen into and it's been treated us really well religion which of your revenues is it right now. Not as much as you think we get we get a kind of press out of it but most of these guys I mean they're not all the car box right or the scene Arnold or they it's wonders or awful by you most of these guys are like their home brewing up their garage and they are there scraping together cash to start their 1st business take on the 1st Lee state so. In most cases where there is kind of a resource for them to help them get up and. Donaldson is the managing partner of message architecture and they've done a slew of things to talk to. The banks. Here. This little. Here. Admitted. This is happening. Within the urban across the country the explosion. In. Breweries and even distilleries being my friend Morgan Weber's opening an distillery in. Places mostly just because they love Marfa and want an excuse to have to go there but he's opened 3 concepts or 3 restaurant concepts in East downtown which has seen a big big growth. But there are some of these breweries are opening outside the urban core I'm in Southern Star is up north. This architect just mentioned and just mentioned the one that's in in Porter and we're seeing more and more of these not just as places that are sort of traditional manufacturers of a product but as places to go and hang out. People like to go to. To breweries it's cool and especially as they have their a dinner G.'s like 8th Wonder be in this sort of Astrodome themed they're in the shadows of Minute Maid Park they've got dome foam and you know I think the idea there is that's not intended to go nationwide instrument to have a cult following within the city sort of a Voodoo Donuts for Houston Jake. Yeah that's exactly right yeah what were you just doing Jake. Doodling on a crowd of an architect random or you have your mike off and you know you didn't say anything when I 1st went to you. Oh I didn't hear you Oh Ok it says in the article by the way this is used in Business Journal was the source of this article and they do a wonderful job I strong I am a big fan of of this publication huge fan or same or a j please or interrupt us to say something. That says he asks you what are some of the latest trends in architecture and you say much like cad replaced drawing years ago we're seeing virtual information modeling software platforms like Autodesk rev it fundamentally changing the way things are done these platforms allow us to virtually model a building in 3 d. That allows us to collaborate with engineers more closely to address things like pricing explain that. Yes So I mean what we're able to do essentially with a program like it's been essentially what it is building information modeling system and we're able to virtually model a building in the computer like we're building it like the actual components so we're not just drawing flat to the drawings anymore we're actually modeling the whole building digitally and so we're able to look for conflicts earlier do more coordination and advance and even have the contractors involved earlier on to do pricing take on. Sunlike actual material like more exact and precise material take off so I wonder I don't know what was there before but that's an old warehouse right seems to be a common theme to go into these I know that does say in Arnold I guess you weren't the architect I'm saying are but that's the old age as the commissary So it seems to work best with these old sort of brick and mortar warehouse style buildings I'm assuming there had to be a lot of conflicts because those things aren't built to current code Yeah exactly yeah but they very rarely meet energy code that meet building code I mean 80 acres so there's a lot of challenges when we go into these older buildings spent which is pretty much what everyone wants to do is go into these older buildings what's the biggest challenge was comes up over and over. I think a lot of is just the unknown like especially when we're going in. From the brewery standpoint we're going in and setting these you know gigantic really heavy tanks out on a slab that we don't know what's underneath we don't know the soil conditions are we don't know what the slab thickness is so I think there's a lot of front end work on the investigation side to figure out kind of what kind of can of worms are about to open you know we we rarely have as Bill drawings to go off of so we have to kind of it's a lot of you know just kind of trial and error and trying to diagnose what's out there what's the most what is the most unique thing to designing a brewery What is the thing about a brew that you would think but it's it's you know there's no no other kind of use in use has this challenge. What I think a lot of people don't realize especially the special on the birth side is that health department plays a really big role in breeze you think of it as being more production type facility but health department treats it just as if it were a bar or restaurant and so they city of Euston there was a big learning curve when we did our 1st with them and just kind of it was a lot education process for both us and the city because we just hadn't encountered a lot of. And now 30 burglaries later I feel like it's you know between us in the city we have a pretty good system set up and they're more familiar with it and so are we and so it's it's working a lot better but yeah there are neighbors and minds around. Yeah I think so I think so I mean it's Kirk you do any breweries I don't know I don't know they're a pretty big shop and they do a lot of good work I don't know if they've done any purpose other architecture firm that does a lot of for us. Mostly the ones that we have not done like say in Arnold's And you mention Southern Star I mean the most of those have just been done by kind of just one off architects that they do a lot of other work they don't specialize in various things that's what makes us unique is we've kind of found this niche and tried to you know really expand on it and distilleries are falling right behind you mentioned distilleries earlier I mean they're going to follow that same trajectory is as the crapper are you working on a distillery join the we have 3 or 4 underway right now in design. I can tell you names of. They're they're well underway in design and we did we did yellow rose as well so did you know. You one of the questions Jeff Jeffrey at his visitor lashes what are the biggest challenges facing the in the industry and your answer was very similar to what I'm hearing from friends in the plumbing industry is you've got this aging generation of architects in the small architecture firm that had you don't say but 5 to 20 architects and as those guys are counted on and off the younger architects are very not trying to figure out what do we do next talk about that if you would yet and so you know with with so many boomers kind of retiring and looking for exit strategies that are business but a lot of the younger generation don't really have the capital or right to like help with that you know like an ownership transition or a buyout or anything like that and so what we're seeing and we actually kind of benefitted from is we I mean we acquired a firm last year we've been in talks with other firms to acquire in those. Similar situations where the owners are looking at ways to get out of the business and don't have anyone internal you know with the resources or the energy to to kind of transition it and so I think if you multiply that across our whole industry it's a really big problem and I think we're going to be facing kind of a shortage of architects Either that or all of kind of the power and projects and resources are going to be consolidated amongst just the big firms which is also going to be problematic because it's going to start to drive prices up. When you say big firms is that like a Ginzler or like it would be the big firms Yeah Gensler's the biggest architecture firm in the world I mean there are over a $1000000000.00 and fees every year and I think the next firm below them is like not even half the size of them but what is weird about architecture or next size firm I think it's like maybe I'm not sure if you catch me off ib by the line is going to say your competitors. Are Building right for our We're not a person we're not even close to my billing rate for our. Defense on he's working on the project I mean my personal billing rates are it's around $200.00 an hour but we don't do much hourly most or stuff 60. But that could get a little crazy I guess you got to do a good job of estimating some jobs we make money some jobs we lose money. How many of your hours do you think you bill per day on average per month I'm thinking in terms of lawyers and lawyers bill but how would you say personally I know you're managing a lot of that I would I would say 90 percent of my hours are not built and that's mainly because I'm out there you know doing business development making relationships and expanding networks and stuff so most of that's just chalked up to business development it said in the article you have 3 locations I know you're at your Dallas office today seems to Dallas and. Austin I figured it was Austin I can hold of this for just a moment of course but I'm Michael Holmes sorry. Donaldson is the I'd say that again managing director method architecture and the story came my attention they designed breweries around the start of the business will continue talking. Doing it . Thanks giving you all this is the best of Michael j. . That mention architecture marketing. About famous architect. No one in Georgia Stanton an architect I never watched Seinfeld Oh man you're missing out no I have seen clips like oh you're talking about me that's a Soup Nazi scene and so some of us in the Soup Nazi scene but I never actually sat down and watched it Yeah that song was Simon and Garfunkel so long Frank Lloyd Wright David Bowie had a song called through these architects eyes stomping along on this big Philip Johnson is the Les just wasting my time looking across at Richard Rodgers scheming dreams to blow both their months about that. So like you know more about it than I did when I got big. I got to being at concerts things up we went looking for songs with about architecture. So back to this brewery thing. I mean obviously it's good for you if they build a 1000 of them but at some point I mean are these guys you know entrepreneurs don't think in terms of market saturation and I love the choices of lots of breweries but at some point there has to be at least inside the loop. Somebody has to go you know I would love to do this but there's a lot of the saying. Yeah that's a good point but I was reading the other day and it was like Texas Monthly maybe I'm not sure where I saw it but per capita Texas still ranks and like the forty's on breweries per capita I mean that it's crazy to our east per capita inside the urban core that's true that's true but I mean but if you look at the population size I mean yeah there are there's more in the urban core but I mean I mean there's plenty of most of the most the breeze we're doing are in the outer areas I mean that we're still seeing some come on line in urban core but like you look at like 11 below are no label or your time out back to you earlier like back Fishtown and Perelandra area I mean a lot of these like little suburban areas are just like you know where is doesn't read for cool their oven Katie They're like the old rice silos album that's right did you design that. No we've been talking to them about some renovation work but now what do you use the word design for the application of your services. Yeah we do Ok because designers use that word to design and architecture is what we call designers a lot of designers will tell you that they can do everything an architect can is just cheaper does that make you mad. Like paralegals you know running out there saying I can be your lawyer just not charge as much well the difference is we're we're licensed by the state so we have a duty to protect you know public health safety and welfare that's kind of our charge by the state of Texas I mean I've been I had their pension it was are you licensed by the state you know that's really going to pay more I mean you pay a lot in designer fees believe me there's some pretty high end designers out there you can spend a pretty penny on word you go to school. And m. For undergrad and university use and for my Master's. What percentage of architects out there practicing today have a master's in architecture. Who can tell you I don't know to do it with just a 4 year. No not not not licensed you couldn't you'd have to go to a 5 year program like at Texas Tech has one or you have to go to a 4 plus 2 did you start college no and you wanted to be an architect I did I don't know if I would go on the same path that I realized at the time you had to go get your Master's because I was pretty burned out by the end but what did you study and undergraduate. It's its architecture but it's called Environmental Design a Texas a and m. What is your what do your parents do. My dad's an auto mechanic and my mom is insurance. V.p. An intern They're both retired now but she was a Blue Cross Blue Shield insurance for a long time her older Shield insurance would. She did a bunch of drugs she did regulatory government affairs she did. You know a whole host of jobs she was an h.r. For a while where was your dad an auto mechanic. Greens automotive I'm from Dallas originally so I'm from Garland but so it was and it was in Plano Richardson area I lost interest when you said down. How did you know the news and I guess the architecture . Yeah after after Yeah from universities down and I just stayed here I got a job I was going to school and just kind of planted roots here and my wife her family had been trained her data been transferred down here for all and gas job and so we just didn't have anything on us stater. She was in communications and government affairs for a couple if she was a Center Point Energy for a while she was with an oil and gas pipeline company for a while and now she stayed home almost an hour for kids and oh wow. You know I think architecture school is one of those things that University of Houston does really well and nobody in the community seems to know that it's one of those hidden treasures that Jim I completely agree with what's what's really cool about it is that a lot of the professors there are practicing right professionals which is a major you know distinguishing factor for them because you go to the even a and m. It's a great program great school but so many of those professors are career professors right so they're kind of stuck in this academia type of cycle but what's nice about universities and is you get that real feedback from like people who are in it you know with You look they're in the trenches so they give you more real feedback what percentage of architects prominent architects in Houston graduated from the u. a Charger. I couldn't tell you but I mean I know if it's a cougar 100 where they they rank like a fast growing companies there's always a new element architects went there filer Wilkie went there so I mean John Clarke he went there I think Kirk he went there yep yep so there's you know probably 5 or 6 you know notable firms or. Name 3 you're ominous architects in Houston that are treasures that you know of very well respected not the firm the individual. Or the individual Yeah I mean I think I think John Kirk sees one of them. To question. You know Ganser some of the most well known but I mean they're not they're based out of San Francisco but they have a big you know major presence here page does a lot of really good work here. To sort of have I ran for mayor in 2003 you have to know the architecture firms if you're going to run for mayor David Robinson's out Lord you probably know him as well he's an architect I don't you know I don't keep up with with the current crop of city councilman but there was a time Ginzler did a huge fundraiser they were big supporters of mine they did a huge fundraiser for me and the interesting thing about it was the managing partner at the time was as liberal as they got and he caught so much hell from his wife and his friends for the fact that he was supporting this conservative and his response was he's very pro-business and that's good for our industry look if you want to design buildings you've got to have an economy where businesses are building businesses striken And and that's good for architecture so hold on your 2nd Jack. I mean we certainly have our fair share weaknesses but what are distinguishing factor is our approach to kind of that ego free approach to how we tackle design and customer service and all that I mean do you think anybody comes in and says. A firm over their method there you go free. We're. Pretty. We're pretty. I think most people or most feel they're egocentric aren't usually aware that there. Are out there saying you're not when it turns out oh no I get all these e-mails after we finish. I mean I think it's a constant struggle right I mean it's like something you're always struggling with is that it remain humble and you know. That's when realize your accomplishments and still keep grounded and keep you know your customers at the forefront of everything you're doing Did you really write discretion how do you balance function with a static appeal that's not really my question that's what Ramon put on the screen for me. This is next time I was a music. I am Pe said architecture is the very mirror of life you only have to cast your eyes on buildings to fill the presence of the past the spirit of the place they are the reflection of society what am I supposed to do with that Ramon. What's your favorite building in Houston by architecture. Who favor building God if you know you would not have thought about these things that's like you asking me hey name a. Host of Inside it's like out going to architect of the land their own house it's never going to be done right I mean I could name a 100 buildings Let me just tell me a building that when you drive past you go let me write let me let me name a public space that I really like i even the levy Park over Yeah I love Levy park my car my kids love it my wife loves it I mean it's such a dynamic space and the brand new you know like so it's it's cool that what they were able to create something brand new in an urban area like that make it so dynamic and discovery to do it I saw yesterday is Evelyn's park yeah Evelyn's park is really cool telling how to use nursery natural Yeah yeah exactly there are what else spots park is is nice too on a memorial park driving in. It's on the north side of memorial park at about Swaraj may be yet think it's at why it's a recessed area down the side has a basketball goal up in the in the in the back of there was just a nice park it's where you remember where they used to have those crape myrtles I think they're crape myrtles and they painted blue. They were kind of Blue Man Group blue it was really cool when you were driving and they would be dissed were bold blue Yeah but check out spot parts nice when there's a y.m.c.a. Up above it Ok but you still didn't give me a building. This cannot be this hard there has to be a building that you go right there that's it that's unappreciated architecture so I really like the angle tower downtown I really like. If you ever seen the control tower the one that the woman designing the tiny sliver of air gap between these 2 black towers. It's just amazing that they were able to you know to build it like that and then the Republic Bank towers really cool too you know like the kind of paying homage to like you know the financial centers of like relating kind of almost like a church type architecture to it was great I think I think did you say Pennzoil Yeah I think it was pens where I could be wrong. That was designed by a woman and the story goes this might be an urban myth that she was tired of phallic designs on on buildings and so she created the feminine design in it's intended to be evolve now if it's not pins Well there is that that. I can't remember Bank of America is another cool building downtown but. You know it's a Philip Johnson building it is yeah all right let me just see Warman. Architect . Downtown Houston it got a lot of press for that fact and once you know that and you see the building you can't you can't I mean it's pretty obvious Yeah that's what she did you see what they've done with the cistern on subindustry I have yes that's pretty neat building but it's just it's really cool that they're able to. Talk about that and know that's a huge deal under there and almost 100 years old. You I didn't do anything you hollow boy. Trying to type on the screen we're trying to be funny. You know the one that I like is the one it's named for a husband wife team it has like the capital s. Person is it Epperson s. Person that thing is Neal's s. Person building that's the one they Corey got dropped you may be so mad about them yet all that was Ramona Ramon drug. Court All right well 1st of all I want you to come see the a Republican Tree Club and tell me what you think of it. And. I've been there once before for a private event for Erie they had a big party party there for Jean-Marie I don't know ya know they do events with us they're wonderful That's a cool space. How long those have been. That was probably last year oh he had to come back we just finished a whole new extension off the side of we doubled our space it's amazing you got to come back. Come check it out you got to come back and check it out if you've been to the rustic. Oh yes I got tired of hearing about the rustic and so I went to Texas restaurant association of Bennett George r. Brown this weekend to meet with vendors and I came out and I went over and saw it and I. I hate when people criticize their competitors it seems small so I'll just leave it as. Yeah I saw. Hey thanks for thanks for being our guest All right yeah you're shipping stuff there you go but every day you talk to an architect. You have to expand your horizons.
