>> i think i already know the answer to that. david? >> first, you said the magic words -- trying to find money. if you're going to buy a home, look, i'm a big proponent of buying homes. i think it is the best investment. but you have to save money for a down payment. it will take you probably a year to a year-and-a-half to get that saved. you'll need at least 5% to 10% down to buy a home. it is not just a down payment. you need mortgage payments set aside. i recommend at least six months of mortgage payments, not just that, taxes and all the costs of actually running that home for six months. it is not just a down payment. don't use a student loan refund. i especially don't want you using a 401(k) plan! you can borrow money -- take money out of i.r.a. accounts, up to $10,000. >> no, no -- >> i'm not saying you should do this. >> the ladies turned on you pretty quickly. >> but here's the thing. he is worried that the days of good home prices are going to go away and we know that that's not true. some markets, home prices could continue to come down, another 8% to 10%. david is absolutely right. >> a bargain is not a bargain if you can't afford it. that's the bottom line. you need to be able to afford this home. >> we also witnessed a steel cage match there. patricia, we hope that helps. to a viewer e-mail from kathy in alaska -- my husband and i turn 50 this year and are feely fairly financial fit. we are thinking of refinancing our current mortgage so it will be paid off in 15 years hopefully just in time for retirement. how should we determine if a refinance is the best choice for us. sharon? >> i love the idea of not having any debt in retirement but i don't want them to sacrifice the retirement savings they have, tax advantage accounts they have access to now just to pay off that mortgage. the first thing i think they should do is make sure they're maximizing the 401(k) before 57 plans they have access to and a roth i.r.a. if they have access to that. if they're 50 or over they can have catch-up contributions, $22,000 each into a 401(k), a 457 plan. then also $6,000 is the max for each into a roth i.r.a. once they've done that, then they can think about the refinancing. if they are able to save 1% or so in the refinancing, that's great. but if they want to pay off in 15 years, they can still do that. >> i want to try to get to as many in here. laura is on the phone in the bronx. good morning. >> hi. how are you?
