We do not have a proposal from the and a fellow and that is not something they expected us to submit at this time. We have been open and honest with the nfl and the raiders about the complexity of our current situation. As well as the fact that we are committed to making this an open transparent and public process. That cannot be rushed. There are many publicly necessary approvals to get to a formal proposal. The letter does express our willingness to explore using tools Like Development values as well as utilizing new avenues for taxes that would be generated but for a new stadium. In other words, revenues that dont currently exist but would be created by new development and a new stadium. That is our willingness to explore these new types of revenues and a limited part of public participation. Only if those sources do not put at risk any other public funds. We will not repeat mistakes of the past. Finally it is important that you understand that we have not reached the point of formal negotiations. We have not reached the point of formal negotiations with the raiders at this time. What are letter really emphasizes is we are confident that given more time we can. We do want to knowledge that for us to enter into any binding offers or formal agreements we will need to take this to a public process of the two public bodies involved and that is the Oakland City Council as well as the Alameda County board of supervisors. We are exploring the ability eric the ability to monetize that up front and make that available for stadium construction. [ indiscernible ]. Mr. Davis has not rejected that as a possibility. Again, just to be very clear, we are in the discussion phase. We have not even entered what you would call negotiations. This letter talks about concepts that we have put forward to the raiders, this is not a negotiation. A binding offer to be made it requires city council authorization. How much is the Development Tax . Do have a value . We did not put in a value. We express our willingness for discussion. What is the difference from the last time you were here . You have been listening to oakland mayor libby shaft to talk about planned to keep they raiders in oakland.
