Has taken the place of the b.m.w. . Status. For. 25. 825. 225. Portland Oregon hi Mary welcome to the Dave Ramsey Show. Hi Dave Thanks for taking my call my situation I thought a 1st in a 2nd mortgage due to a job situation I am about 6 months behind on both I'm currently how to work I'm looking for a job so I'm selling the house can I have expected I've accepted an offer on the altar and a closing dataset but yesterday I received a letter from the 2nd mortgage saying that if I pay 50 percent upfront they'll call it came again full so I'm calling you to see if it's a scam is this a good idea what cautions do you have what is the balance on the mortgage 2nd mortgage of 40000 Ok what's the balance on the 1st $220.00. And what's the house selling for up to 60. All right very good. And your own employed correct when is the closing date January January for how long have they given you do except to pay the 50 percent if you accept that January 15th show you could pay it out with a closing write. Well it says in the letter that proceeds from the sale of the property cannot be used as a source of funds I have a friend who said she would put up the 20000 and I could pay her back at closing but she could put that up to date. Very dangerous for your friendship Ok if something goes sideways and you're not able to give her that money back let's say the people didn't close but where would we be then and let's say the people didn't close and you lost the house to foreclosure later in the summer how we don't pay your friend back. See. That's a very good question. I do believe. This how the price and in the neighborhood I mean. If this bill goes through if it doesn't go through that they'll be 5 of the people jumping in to grab it. How wealthy is your friend and where is she getting the money she does that. Work full time. And has $20000.00 laying around she has more than that lying around how much and I don't know I didn't ask her how much she does lying around but she has been debt free for let's pretend that she was certain that she did this and she lost the $20000.00 and never got her money what does that do to her not doing nothing because she's Ok she's got enough but that's not the end of the world correct. The only way that I would do it would be that you give her a lien on the house I 2nd mortgage on the house you fill out a deed and file it at the courthouse as a 2nd mortgage on the house so that she has a position on the house that will give you an advantage later on several other things I do not want this to be an unsecured handshake loan with you Ok so I would go to the courthouse fill out a deed when you are calling call the title company that's going to be doing your closing. You know that that's going to be closing the house for you and say hey I need to do a little paperwork for me what would you charge me to prepare a 2nd mortgage deed and follow it at the courthouse for $20000.00 a lien on this house and they're probably charge a $100.00 or something. And let them fill out the part let them hand you a deed and you sign it and let them follow it for you at the courthouse at a cost a little bit there in recording fees but that's doing the paperwork properly here and then the 2 of you and your friendly dog so fill out just a you know a a typed out thing if you want just pull up a note on the go to us legal forms dot com buy a 10 dollar note offer their download stuff or whatever it costs and then you fill out the terms of the note the how you're going to repay her from the sale of this house but if the house doesn't sell or the house is lost how you're going to repay or. I want her I want you guys to have thought through all your worst case scenarios because this is how friendships end if you don't tell you right if everything goes like it's supposed to go this is a brilliant idea but a very but everything seldom goes like it's supposed to go right. Through So I want to make sure that the doubt that there's an exit in case of fire and that's what I'm looking for here and it listen if the exit is your friend looks at you and says Hey Mary this whole thing went sideways you lost the house you're still unemployed you're completely broke just forget it I'm going to forgive the debt that's an Ok exit but we just need to say out loud that could happen as our worst case scenario best case scenario is you make 20 grand because you do this little transaction right Ok because you do you know you cut 40 you cut 40 into 20 and that put some money in your pocket at closing where right now you probably get money coming to your pocket at closing. Actually I do have some coming up in my pocket at closing. You out to 60 you sold it for 260. 9 now. That's what I told her and I'm sorry I apologize I'm nervous on the radio also carry this hold all right ole I'm the house 1st Plus 2nd equal to 200 I thought the Ok so there's a want to 80 is your 1st then right Ok all right that the other and you do have a leg you know Ok but now you're going to $20000.00 more equity if we do this transaction and if it closes in January you look brilliant your friend looks brilliant she did you a really nice favor Ok all I want you to do and I'm just talking you through it I'm not trying to be negative but I just want you to still be friends when this is over because you thought they're your worst case scenario so that's all I'm protecting you from Ok Ok so it's a good idea from the bank point of view it's a conscious idea be careful of the friendships that friend it's a brilliant idea from your relationship with the bank to make 20 grand extreme but in your pocket. They apparently have no idea that the house is sold they just think they have a 6 month behind 2nd mortgage which is fine. And that's why they're doing this they're going look there's a term 20000 our 1st mortgage were never given our money our 180000 our 1st mortgage will never get our money this woman is behind she's unemployed we'll be lucky to get anything in Iran take what we can get and there we go and so you write him a check for 20 and you know you execute this properly I'm going to do the deal. Just protect yourself and your friend your friendship is damaged. In a worst case scenario let her have a new 2nd mortgage lean on the property replace the 2nd mortgage that you're paying off now you're only old when he. Closes in January. Closes in February she gets your money you made extra money life is good get close on the 1st mortgage delinquencies. Entertain. Them about what people need to do to improve their family's money situation 2 of the most overlooked things are Term life insurance and disability insurance both plans make sure that you have income to pay bills and take care of yourself and your family if something were to happen for Term life you need to carry 10 to 12 times your income and I recommend 15 or 20 year plans for most families stay away from cash value our return of premium plans they're just a rip off disability insurance is just as critical How are you going to pay your bills if you're on able to work disability is the leading cause of bankruptcy foreclosures and that's why I send you to Zander insurance they've been helping my listeners find the right plans at the lowest cost for almost 20. I am in Florida welcome to the show Jennifer. I think you can see my car I'm debating. Going back to school. I've been having even mediocre job that haven't really helped financially with it the debt that we're And and I just wanted to make sure that I was making the right decision based on all the debt we have and not being able to move forward as much as I wanted to what are you going to. School when you start till February and I didn't want to get into debt going to school so I'm using our tax refund to pay for my school so that wouldn't be an additional debt but we do have a lot of debt how much much there you have we have $33439.20 in credit cards. $3642.34 in medical $75000.00 in student loan combined total of $5012.81 wish I had a $1012.00 with 80 $1.62 in debt not including our house and what does your husband make a year he makes on without any overtime or anything about $85000.00 I watch over 20 and usually get. Typically lately he's been getting a lot he's averaged yearly about 100000 total income I just said what do you make now. Right now that his salary it's been that the past 3 years do you make now right now I don't make anything my last week of work was last week it was actually costing us more for me to work because I was having to pay daycare not to care where a family of $64.00 kids yes are and what is it you're wanting to study next year. Nursing I have a year left technical school and then as a nurse where I'm looking to work that they hire LPN they would pay for me to finish my bachelor's which would be only $2.00 semesters. So you need to pay for one year of technical to get your LPN right which is what would qualify me to finish and not have to pay to finish it. And what will it cost to finish your LPN $5000.00 total total. Oh you have one semester left well no no I have one year of one year one and then that's how I want to take you to finish your the tell me to completely it would be a year and a half. The 2 semesters at the end those can be done online while I'm actually working as a nurse Ok How long before you can complete your LPN and start working as a nurse exactly a year I would begin February 1st Ok and you pay for the 1st half of the year with the. With the tax return and all right $1000.00 would cover the whole year Ok she's going to pay for the whole thing with the tax return exactly that way that would be added to are that. Good. And what do you what did you make it your last job a year. A year I made 13000 Good Lord Ok yes you weren't working full time then yes I was. That is a horrible job Ok yes. Not mediocre it's subpar. Once an LPN make in the Miami area in the Miami area right now they're averaging about anywhere from 40 to about $45.00 yeah that makes sense maybe more depending on where you do it Ok Exactly. And you can work of a swell time job then with 4 kids. Yes I can nurses schedules 3 days a week yeah so certainly 12 help them very good definitely doing this I'm definitely doing this yes Ok you thought about going with a very scared like Michael talking about selling the house so that I can do it and I think if someone else doesn't just have to live on his income for a year right I think it was just a year of serious sacrifice and you can live on his income you're not going to make much progress on the debt with 4 kids might get 100000 you and you getting through school you might make some progress if you guys start really budgeting careful watching what you're doing on the can probably clear up some of the let's clear up the medical start Cleopas credit card you need to cut up the credit card you need to live on a plan where you definitely are not spending anything in debt under any circumstances Ok but if you're willing to do all of that and tighten up on the financial you've been really Lucy goosey on the money. So you got this mess oh yeah definitely made mistakes so you've got to tighten up now. Part of you finish agreeing to finish school while you're in dat is a knock on doing more damage b. We're going to tighten up and really get our act together and then see try to make some progress on the debt but I mean when you come out start making 45 and then they start paying for you to finish up the other stuff caution nothing out of pocket while you're working and boom you're going to get up in the seventy's eighty's ninety's then depending on what you're doing you know if you as you finish that then we've got a really nice household income and the debt will be just You'll slay that dad in no time doing that so if you get an income really you guys out of not this get out pretty quick Ok but but you know I think I think you're really thought this through and this is a good example of where education makes you considerable money because it's going to make you marketable and have a very very marketable degree field to you know completely change your income so is it worth 5 grand a year yes for sure it's worth that and is it worth delaying you the rest some of your other financial goals to get this going because this gives you a shovel to really dig aggressively with Yes Yeah I would do this I do every bit of it very well done but tighten up now and I is one of those in Orlando I and I how are you. Going to hire you better than I deserve what's up. So I'm calling because I am in college and I have 2 part time jobs but total I make like 10000 not much my dad is paying for my college in cash is kind of like a negotiation we made. That signal care of my car is was paid in cash so I don't have like any expenses at all I had about a $1000.00 saved I've had my job for like a year or so at 1st I kind of went on trips and stuff like that so I wish I had more but I have about a 1000 and so going forward I'm wondering should I continue to just build the savings or should I put money and trim vestment where to go with the money that I have that I really don't have anything to spend on I would build the savings in case God forbid something happened to your Dad's ability to follow through on paying of or you to have the money to finish school Ok what are you studying. Business management good for you what year are you. I'm a sophomore but I'll be a junior next semester. Ok She's got 2 years and you know I'm just going to pile up cash if I'm you as high as I can pilot as an insurance policy to ensure you finishing school with no debt and any possible worst case scenario. And then when you come out of school you can begin investing and you can you know worry about other types of things and avoid that completely as you have done to this date but stay away from the debt stay away from the credit card stay away from. You know and you know falling into a student loan for some stupid reason I don't think you would but it it's possible people do it all the time and so. Yeah you've done a really good job so far you've thought it through you're not afraid of work you've got a plan to go through school debt free with your dad's help but let's just pile up cash and that account is called our insurance policy it ensures that Anna finishes her business management degree was the road at once you do that then you can cash that insurance policy out and use it for investing use it for your you know setting up your 1st apartment setting up your 1st place to get the new job and all that kind of stuff 2 years from now when you graduate so. Keep it up you're on the right track well done well. This is the day. This is Dave Ramsey tune in for the Dave Ramsey Show every weekday morning from the . Voice of the foothills I am 950 k. H. Thank you for joining us America you are here. Whether. It's Carolina Hey guys how are you. I have better than I deserve a c. On my screen your dad Congratulations They are so excited very cool how much of you guys paid off we have paid a $293000.00 Wow How long did that say 4 and a half years and your range of income during that time 10121312 go what do you guys do for a living. I'm a physical therapist and my husband is. Very cool. And so what kind of debt was the 293000. A day with Nate It was pretty much everything . We had to I had a car and then our house Oh you paid off your house or how old are you 2 weird people. 34 of my life a lot younger than me and you have a paid off. Yeah that's so strange yeah does it feel weird yeah it's so awesome you know anybody in their early thirty's with a paid off house but you. That our immediate friends now. Well done you guys very cool love it what an incredible thing you've done I mean you're making $130000.00 you don't have a payment in the stinking world you're on fire you're going to be able to do so much very well done what happened 4 and a half years ago the start of this journey Well Dave I've got a buddy and I'm going to shout out. To my friend Jake Dyer he we're in the same squad and we're working on a project you know this this pod cast on I was a had no idea but it was they ran the show talking about this crazy stuff but you know paying off here or there after hours and you know sort of on a b.m.w. And. Eventually started reading your book and for a little while you were kind of a cuss word our house you know I start talking about you know Dave Ramsey would do this Dave Ramsey would do that and eventually give it my wife to read the book and pretty much. You know started a starter journey for. Financial peace so much shell How long did he cuss at you using my name before you ended up reading the book. And a couple months and we actually ended up reading it together which was probably the best thing we read it aloud to each other so we actually had some really good conversations out of it as almost felt like we're in premarital counseling again but it was it was great conversation cool Ok so when you started reading the book you're like kind of I roll I would have been and you're like Yeah Ok but I'm a do this because he wants to do it he won't shut up about it. So as you're going through the book the total money make over and you guys are having these conversations where did the switch flip for you Michel where you said hey I think we can really do this and I think we really should do this. I think it took me honestly it took me a little while for the process just because my husband was very very intense through the whole process because we never really stopped from Baby Step 2 to Baby Step Number 6. But I think the closer we got probably about halfway through it is when I really kind of got really really on board and just because I could really see the the you know at the end of the tunnel and start to get really excited and actually. Just kind of crazy but I really felt the Lord speaking to me and one Sunday and I decided to ask my pastor if I could teach f.p.u. At the church and so then that when are we actually couple of years ago we actually started teaching f.p.u. And that was about the time when ever it was like you know let's go all in and so we've actually taught a few 3 times now that really wow going so yeah there's no way to not be fired up about it when you're the teacher. You'd be a hypocrite otherwise Al right good job you guys very fine very fine well that's powerful you know so you're telling me that did you know you said you're a Marine jet pilot Marine officer pilots are a Marine what Osprey it's all show I didn't hear you Ok I know not where it is yeah Ok so possibly you're saying the shell Marine pilots might be intense I'm shocked. Just a tad. Very cool very cool you too that's fun well thank you so much for leading the class and thank you for your service to country Nate I'm proud that we had a little part of your story you guys are incredible young couple Man this is amazing I mean you're in your early thirty's your What's this house worth. It's about $2.00 to $40.00 to $61.00 he asked a lot of it that's fun. How does it feel to not have a pain in the world in your early thirty's feels amazing it's it's I just feel like we have so much freedom and I feel like we can do anything at this point you know we can set our goal and just go for it I feel like we can do anything at this at this point definitely So what do you tell people the key to getting an update is because you did it I mean you're a walking testimony you'd you did it you know it can be done John nobody can tell you it can't be done you did it what do you tell him the key is I think the biggest thing is if if you're a couple you just have to stick with it and you have to follow the baby steps in order and you can't pick and choose and I've told my friends like you really have to go all in and just trust the process will work because it really does work you work the process the process works that's exactly right well you're submitting yourself to a new way of handling things that you've never done before and if you don't submit yourself to it you do lose or you make it difficult on yourself at a minimum Well Don you 2 very proud of you did you have more cheerleaders are people looking at you like you're crazy. We go ahead I mean we're small a small group or a church that you know we're going through the f.p.u. Process with that kind of helps your son and some Our friends were you know kind of hurt of hurt of you but. You know we're going to spend so we just kind of lean on the ones who are more more you know the cheerleaders but the way that we both you know in families by the biggest. The biggest process or you know as far as thinking this process was weird but we just. We just kept kept our nose the grind and house and yeah how's your buddy the other Marine that in addition to the whole thing how's he doing. It is a great event there are still on and there are baby steps maybe 4 or 5 good or worked there for 56 and they have been relocated back to. Their home all of Tennessee Oh yeah neighbor happier than. Oh I'm starstruck but I'm really good at Mario and well I'm honored How can I help. I'm really trying to figure things out I'm on Baby Step 3 I've got about 4 to 5 months of expenses paid and I'm currently in between jobs but I am going to be opening my own business I don't mind doing harsh on that I break even point is going to bow rate of one mind and after having everything for the operating cost or paying employees. That should be about 70 grand a year I'm wondering if I should get a part time job and take out a wanker start up costs are only about $17.00 grand or if I should take our take on a coal mining job and do that for years and. Pay those started off in full and then 1st part time when I get. Done a really good job of analyzing this and doing your initial forecasts on your income what makes you think there are that that's accurate. Based on the area them out of people that are in this area I would only need to get $95.00 customers a day actually for 50 a sale and I think that's over overly doable specially in the area that I'm in. And I've done a little bit of the market research and there's not there's not any places selling what I'm selling so there's no real set of data it's just a gut feel a based on the market size of the demand of the product that 95 is what you think you would do you could is just as easily do 150 could just as easily do 30. Pretty much I've done some research I've gone to similar businesses that have a the same set up. And I asked them what their you know their sales are per day and they said no they're around. On the low side 600 on the my side 900 in the same measure in the same business that order 27 that's the same business selling the same product. No but it's the same industry I'll be selling coffee and then you got my food truck and this is just that I some big trucks that are also in the in the area I got you Ok And so if we take employees out of it and you just do it. What does that save you for the 1st few months. If I'm taken employees out my gross per month should be about $10.00 to $60.00 so $10260.00 and then operating costs should be about. The c. Word of $600.00. Ok so. Your labor cost is pretty substantial then as a portion of this percentage was Ok and. So the start up is the purchase of the truck. The startup would be all of the permit fees all the classes I would do. To get the proper permits and stuff that is core to county which I am located in a tri county area you have to take your reply anything else for merit you have to take a class to get a permit to sell coffee in Texas I know it's just as good it's a manager's certification food safety course I've already done that once but I was going to have someone else that could take that course so when I am ready to hire them they're ready to go. Also you know the l.l.c. Tax id that comes about a $1000.00 to $260.00 an hour to them but not in the trailer shop so stop stop stop subsidizing stop help me go back Ok you already have the certification the manager certification you were just talking about paying someone else to do it right so I got I'm not hurting anybody right right now we don't the money so we're not hiring anybody you're going to do the work and you've already got sort of good so we will just drop labor cost and we just drop that and they'll say does not cost a $1000.00 put together go to us legal forms dot com and you don't even need an l.l.c. You know we know that the is 350 and the permit for the the. Mobile forget permits and inspection fees are about $910.00 total Ok but yeah a tax id number is free by the way and you don't even need help you don't need an l.l.c. To start with you could do an l.l.c. Later if you want to not use not required to have an l.l.c. It's just risk management very interesting Ok so the truck costs what. The equipment is on the trailer you say. The trailer I'm going to be building it and that's kind of where my background is. So I'll be building the trailer and that should probably run me about $3500.00 and then all the equipment is going to be about $12000.00 and then the equipment to do one of an or something or. The deep fire the vent hood the same thing that you're And I what you do what you got in your learn you can see fun I'm sorry how much is in your emergency fund. Right now $5000.00 and $45044.00 but you said you had 4 months of expenses Ok but my expenses are about $900.00 a month so almost all of the $17000.00 is the trailer and the equipment and then. On tell you what you have done so very well you have you have line item this out you know the answers to these questions you're you're living this dream it's going to happen because you've you have you've put it down I mean you've laid it down you've laid it out you've got it all figured out I never tell people to borrow money to start a business and I'm not going to tell you to borrow money to start a business. And so my only thing that restarts running through my head then is how fast can we how can we make some money really really fast to cut because I need about 15 grand to get you going is all. I would imagine you could probably pick up the equipment some of it used even or refurbished even cheaper than you're talking about could you Oh yeah absolutely I was just kind of going after the best case scenario. Of the worst case scenario because I'm trying to find the money to get this thing going and say you probably do it probably cut that equipment cost by at least 25 or 30 percent good news. Right now word that we're getting down close to 10 grand Now I don't want you to spend your last dollar your emergency fund to do this. And you said you're not working right now. I'm currently in between jobs I had a sales job making about 25 to 3 grand a mock and then I had a buddy of mine say hey come on I'll get you into management and then we'll put you on Valerie and you go up the chant command but things didn't quite pan out that way and so now on my shit I take another sales job you have some money yes I take a part time job and really follow this dream all the way I want you to take off sales job make some money and follow this dream all the way through as soon as you possibly can scratch the money gather live all machines and rice and build this trailer and get this thing going you'll have it going. You really think I really think so it may be April I could be wrong but I think that's where you're headed your rock star Isabel you're going to do this and what you call me back and get and let me know how to comfort your company copying from Houston so I'm going to give you a copy of Chris Christie's book in this boutique we back with you before you know it in the meantime remember there's also money only $1.00 way to financial peace and that's to one day with the Prince of Peace Prize Jesus Thompson senior executive producer of the day variance in show this hour the show is over the Feel free to check out our You Tube channel where we have over $2000000.00 views each month and debt free scream here in our clubs Dave rants and more free time here.
