And Michelle Carusocabrera with signs of worry, and weve got a big debate this hour on global risk versus global reward. Thats 14 minutes away. First sue at headquarters. Thats right, im in the house. We start this hour with new data on the most important asset for many, if not most, americans. Their homes. Existing home sales ticking up for april. And diana olick is on the case for us in washington. Hi, diana. Reporter hi, sue. And thats right, existing home sales did move up in april. Thats the first monthtomonth move we saw all year, but were not quite out of the woods yet. We know existing home sales up in april 1. 3 month to month, but theyre still down about 7 from a year ago. Regionally much of the nation was unchanged, but the west did see a nice bump up higher. That may be because it began to correct first last year, so it may be beginning to improve for us this year. Sales, though, in the west still down 10 from a year ago. Lets talk about inventory and price because theyre tied at the hip, of course. The number of homes for sale also took a nice bump up. 6. 5 from a year ago. Now, tight supply has been pushing Prices Higher despite the slower sales. The median price of an existing home in april up 5. 2 , but that is the slowest annual price gain that weve seen in two years. Now, what really stuck out to me in this report was singlefamily homes and condo sales. Singlefamily were basically flat, but condo sales jumped 7 month to month. Condos tend to be multifamily in more urban areas. These numbers that were talking about represent closed sales in april. So theyre deals made back in february and march. Now were in may. And as the temperatures start to heat up, generally the sales historically at least tend to cool down. However, if we do see that easing in price and in credit, we could see just the opposite. And ill just tell you, sue, that sold sign went up about an hour ago. Five offers on the house. Of course, its d. C. Sue . Wow, five offers. Well, washingtons been a hot market, though. Thats very interesting. Thank you, diana. Sherry is a real estate attorney, author and ceo of the carnegie group, a nonpartisan think tank that studies housing in america. Chris maier is with us, professor of real estate and economics at columbia business school. Welcome to you both. Sherry, give me the big picture. Diana just pointed out the house behind her got the sold sign put on it about an hour ago. But not all markets are created equ equal. No, thats true. And sue, what diana pointed out is that the big news here is were breaking a downward trend. Sales are actually trending up a little bit. The thing is that the core issues that were keeping sales down have not changed at all. So were still looking at a situation where we have anemic new household formations due largely to job and wage problems. Weve still got inventory issues. Even though its up, were for the seeing increases in inventory where we really need it, which is those firsttime homebuyer price ranges. And the reason for that is thats just not what builders are building. And so many of those folks are still under water. When we look at 9 million to 10 Million People under water, the largest percentage are those firsttime homebuyers, and theyre stuck particularly now that the mortgage Debt Forgiveness relief act expired. They cant short sell. And the last is credit. Weve all been impacted by the new qualified mortgage v regulations by changes at fha thats locked them out of financing. Chris, weigh in on that. There are differences as well. Right. No, i certainly agree that there are still many things that would cause us not to believe that this is a you know, were far from a normal housing market. We still see, you know, nearly one in five homes being purchased by investors, a very large share of cash sales and firsttime buyers are way underrepresented in terms of their proportion of the market. So there are a lot of headwinds. Im fairly optimistic looking ahead a little bit, however, because i think while the fha is continuing to you know, is going to continue along the lines of relatively expensive mortgages, if you dont have, you know, credit or down payments, i do think that, you know, changes that mel watt has announced for fha and fannie and freddie are changes that are going to open up the credit box a little bit. And you know, not to irresponsible levels but make it easier for people to get mortgages at the headline rates which are really important. On the other hand, sheri, there was an article in the New York Times saying should you rent rather than buy . Given the fact that in many parts of the country the uptick in home valuations has been anemic . Not everybody is cut out to buy a house. This may be an inflection point, some say, between the renters and the buyers. Absolutely. And thats an evershifting dynamic, sue. We always need to keep an eye on those numbers. There are a lot of other benefits, obviously, other than financial benefits. I mean, Home Ownership is essentially a forced savings account. Probably the biggest incentive forcing folks out of renting is the increasing rental prices. On the other hand, youve got to remember, weve got almost 8 Million People who lost their homes to short sales and foreclosures. Theyve got mandatory waiting periods, and they simply have to wait. Now, fha has a new backtowork program that came out in august. Hopefully theyll expand that and help get those folks back into ownership. The fundamental reasons for owning a home and issues weve been facing still exist. Unfortunately prices are not rising as fast and hopefully affordability will be there for most people. Take a look at some of the major homebuilding stocks this year, take a look at the chart there, toll brothers. Even though theyve been slammed, there still seems to be a bullish case for them. Who better than to make that than dominic chu. Youve been looking at it. We want to do some reporting on fair and balanced points here. And housing is one of them because weve been so bearish on housing for a while, the data is confusing at best, sue. Its one things frpretty clear singlefamily homes are not where the action is. Its the multifamily construction. Thats why home builder stocks have had a rough go this year. But the recent drop in stocks have some traders thinking this could be the time to buy in at a discount. One of them is mark newton over at graywolf execution. Hes bullish on the Home Builders for three main reasons. First of all, a shorterterm bounce in these stocks could signal a bottoming process in place. Second, he says its a good risk reward trade since theyre down 10 as a collective group from the recent highs, but still close to those record highs on a longerterm basis. And then third, Interest Rates, yes. They are still relatively low, and theyve gone lower in recent weeks. That helps home affordability. Newton says he likes the entire Home Building group, but lenar specifically are the standouts to him from the technical or chartwatching perspective. Of course all eyes fall to the new home sales data thats out tomorrow. Meantime, check out shares of sites like trulia and zillow. Take a look at the s p 500 because were three points away from an historic high. 1897, thats what you want to watch, we close above that, thats an historic high. I mentioned choppy trading. Thats been my theme all throughout the morning. Important thing is, the vix is sitting near the lowest levels of the year, closed below 12 yesterday. Wow look at that. Way down there. Now, you, if you want to play volatility, you could do that, yes, theres an etf for that. We mentioned the vxx in the past. Essentially youre buying the volatility index. Heres the problem. Its the future contracts in the index, and they roll over, and it costs you money to buy into that. Youre selling high and buying low into the next month contract. That evens youre not going to get exactly the vix. Thats the problem i have. Just be aware of what youre going into when you buy these instruments. Youve got to be careful. If you understand that, you might want to be playing volatility or perhaps even shorting the overall market. A couple sectors on the upside, consumer Computer Electronics retailers are doing better. Im not sure why, best buy and shlb, both had negative comments on sales. I also want to note, sue and tyler, emerging market stocks doing well. Look at the eem, the etf for emerging markets. Are you going to make the positive case . Ladies and smarter people first. The whole setup of this discussion are things better than people think. My argument is no, theres two things. I think the bond market and in europe and the United States is sending out very worrisome signals, particularly in europe. Theyre worried about some kind of deflationary onset over there. When it comes to china, theres been headline data out of there thats been better than expected. I dont believe any of the headline data out of china. Ever. Bottom line. What i do believe are all the headlines i read every single day. Here you have a beautiful little graphic representing representing property, real estate in china is what we put up here as one of the negatives. What we had on the screen are headlines. I read headlines every day out of china. Just today, for example, some of the headlines. Weak transaction levels in the southern part of the country, sales prices at a sevenmonth low in beijing. The average sales price being cut. Banks unresponsive to pressure from the central bank in order to prop up housing. Over and over again there are people going bust. We see it every day. Real estate too much built . Oh, way too much built. Just like im not saying its systemic. But when so many people had a wealth effect driven by how much property they bought, there has got to be tertiary consequences. Sounds like america, right . Ten years ago. Steve personally, i didnt wake up this morning and realize there was a chinese real estate problem. Its been around for a long time, michelle. The idea weve been worried about it for a long time, yeah. Its been out there. The numbers have been negative. What we had today was a little sense of stability, maybe, in china that is still going to be in the 7, 7. 5, 8 gdp growth which is okay when we look at whether or not were going to have a drag. The real story for the United States for this year, tyler, is not so much the push. Its the pull. Weve gotten rid of a lot of headwinds that kept us back. I think Global Growth is one of those headwinds thats gone away. The lack of Global Growth. The lack. The issue now for example is europe. Its for the going gangbusters but its not negative. Negative gdp in europe came along to us. Were still 0. 2. Thats different how we calculate it. Youve got to annualize that. That goes away as a headwind. Fiscal restraint goes away as a headwind. Im not saying gangbusters. Thats not the argument here. I think were set for steady, regional growth in the United States without huge negatives coming from abroad. That Economic Data that came out of europe recently, all of it, is worse than expected. Absolutely. Maybe slightly better than what it was several years ago, but bottom line is you still have to be worried about deflation in europe at this point, which is killer to all of those countries that are super indebted. The real problem i have with your argument, michelle, is this notion that theres some mercurial unnoticeable sthal that the bond market is picking up on that we cannot see. Weaker than expected gdp, inflation, housing. Rates are going up. The bond market in the weak countries. In the weak countries because theyre afraid of default . In greece if you are super indebted, deflation is horrendous for you. If you own a house that is under water and deflation keeps happening, youre under water more and more. Transfer that to an entire country like italy, a big problem. What does that emoticon mean . That was not my doing. This means a rising economy. Thats obvious. That means good. I just want to make that one point that the bond market was screaming at 3. 5 . That was a signal at that time would have been wrong just assuredly as worrying about it now that its 2. 5 , means Economic Growth is going to be weaker. Heres a quarter for each of you. Well done. Accountsing for almost 20 of gdp. Our biotech reporter meg looking at why some drug prices are so high. Meg . Yeah, thats right. When a drug costs 84,000, could it actually save money . Yes, says gilead science, the drugmaker at the heart of the controversy over high Prescription Drug prices. The cost of its hepatitis c drug has drawn scrutiny. Gilead said its the value, not the price, that should be the focus. It cured hepatitis c meaning it could save the Health Care System money in the long term. If we can get rid of the Liver Disease in these patients, with hepatitis c and prevent them from dying of liver cancer, cirrhosis and liver failure, theres no question the cost will be less. A liver transplant can cost more than 200,000. Patients must then take medicine for the rest of their lives which can cost 40,000 a year or 800,000 over a span of 20 years. Gilead argues its drug is priced appropriately, considering the savings over a lifetime. But not everybody agrees. The trade group Medicaid Health plans for america tweeted me and said using this logic, apple should price iphones at 10,000 because users neednt buy cameras or computers anymore. So the values that drugs add increasingly is part of the equation. The American Society of clinical oncology has started a task force to help doctors and patients think about cost versus benefit. If it extends life for six weeks, two months and is associated with some side effects, one can ask legitimately, is that the same value as if you developed a therapy that enables one to live for many years at times with minimum symptoms . Thats something they are recommending to users now on the site. They have yet to email people. And of course, you want to change your password if youre using that same password on paypal even though that data has not been breached. Always a smart idea. And then just be skeptical of any pitches youre going to get because now these hackers have your address, your phone number and email. Redo your passwords on ebay and on paypal. I would say paypal, too. They say that data is still protected. But if youve got the same password there, smart idea to change it. Another story. Three online items sold or one in three online items sold on auction or blog sites may well be stolen goods . Yes. This is a new report from the National Retail federation. And were talking about specifically items that are listed as new in box or new with tag. So things you think are brand new. Theyve been lifted off the store shelves. They have. Its part of this big off the back of a truck or whatever. People should care about this because youve got on the one side of things, rising prices because the stores have to except for that lost inventory somehow. If youre buying it, a lot of these thieves dont particularly care, theyll fudge the expiration dates, keep things in really high temperatures so you could be buying Something Like expired baby formula. How would you ever know . Thats the thing. There are a couple of red flags you want to watch out for. One is vast quantities. Obviously, you know, you might have somebody who legitimately got something, maybe they had a bad reaction. Theyre selling the extra thats unopened. We utilize our proprietary index. Go to the cnbc website and search it there. Thats a way to get long volatility. Its important, sue. I think that modernday portfolio of 60 40, i think you need to own volatility to dampen it moving it forward. Jim, though, you do like an etf to play it. You know, all the smart guys, jeff included, dog the vxx etf and say and i agree with what theyre saying is that people dont get it. It has optionality and it declays. A lot of people dont understand what they buy. If youre playing for a very shortterm correction in the market, it can be effective. Im not using it, by the way. What i think you do in an environment like this its market timing. Yes. I dont think you do that. I think in an environment like this when volume is low is replace many of your long positions with cheap call positions. Thats what ive done. Now, the vix may be down, but we are seeing wide swings in the market. Jeff, what are you doing in the market right now . Well, i think look at fet fl netflix. Thats a perfect example. The nasdaq was 100 points lower. So momentum stocks are taking over. Netflix up 20 in the last two weeks. I think you have to cool off and realize that this market is going sideways in a very vehement way. So i think you have to get the Shopping List out and be prepared for a pullback to buy it. I want to buy tech and energy. The xle, the etf we like. Up here at these levels, im a little remiss to buy it right now. All right. Jim, what would you do for summer stocks that you like .
