Is it all supply and demand the story or is it something else I actually do think it's about supply and demand I think fundamentally there's a shortage of houses I think fundamentally there's an issue about where you put those houses because nobody wants them on failed understandably so I think it is as simple as if there were more houses the prices would be forced to come down but just a really quick thing on deposits listening to Martin I think it's fascinating so we pull 15 years ago and I remember Richard No I saving 350 pounds a month for nearly 2 years to get all 7000 pound deposit to buy a house these days people are looking at deposits of 32000 pounds and I just don't know where they get that money from.
