Good afternoon now it's been a bad year for the high street more well known names in trouble can committee of M.P.'s really help them do you think Well unfortunately what I've seen is that they haven't done much for many years if you remember probably about 7 years ago David Cameron commissioned Mary Portas to undertake a review of the High Street to make recommendations about how things could be improved all the way back then and so little has happened people like the British Retail Consortium and the British independent retailers association of been lobbying government ever since then to make changes to things that the business rating system and to level the playing field between not only online and physical retail because of course a lot of our physical retailers have a huge online presence anyway but also to bring things back in line between the independent retailers and the big multiples and actually we're still seeing thinking people talking sorts of small gestures to help alleviate some of the pressures that they're facing but it's really clearly. Not enough why has it taken so long to get to this stage I mean we've been talking about it for years and years and years haven't we I mean why have the governor lot of Italy we've had changes of government we've had disruption with consumer confidence general elections Brecht's that everything else has distracted matters. And then because of things like the consumer confidence impact do you to both Brecht's it in the general election which because of the uncertainty not necessarily the outcome but not knowing what is coming next reduces our consumers sort of attitude toward spending because we're a lot more cautious and then couple that with the fact that the currency was devalued ated the brig's that decision which meant that retailers who historically had purchased products perhaps in dollars or Euros were finding it much harder to buy products and sell them the same price to the consumer a make the same margins they needed to cover their costs all of that with a backdrop of rising minimum rate wage and living wage a backdrop of increasing utility bills rent and business rates so it's been sort of a port a perfect storm and those retailers who are already somewhat fragile have then struggled to keep up and sort of the battle of the convenient shopping centers which are littered around here in the free parking on line shopping yet people seem to have voted with their feet should we demand of course opening hours as well that's probably cost in the room are high streets at the shops do tend to close around 6 o'clock which is about the same time that people who are in work are perhaps ready to pop to the shops on their way home if you find it out of town or an undercover shopping center with free parking and opening hours to 8 or 10 pm It's going to be more appealing to those shoppers one of the things people talk about is having independent shops in a high street but you know we've said shopping centers have advantages they all seem to be under one management they can do things on a scale have a recognizable brand can't they and how do you balance this out I mean Chris of course you've got all these separate little shops on the high street trying to do their thing the doesn't seem anything to bring him together or well the structures that I really support our business improvement district and the government has done quite a lot to encourage more of those to get together what that is is a group of people who put together a plan for an area and then they deliberately sort of. Regeneration activities that can help boost the area in the same way that you might see a shopping center management company doing events activities and marketing for a shopping center so it helps create a more cohesive environment and bring together the big brands and the small brands so that the offering to the customer who want to visit that high street is cohesive as opposed to just jointed and every man for himself and we're talking about of course high streets are becoming more and more a destination really for shopping other things happening leisure and entertainment in that building those will take time high streets got that time well I think we've got a lot of empty units so we can see things popping up all over the place I'm talking to you today from Lincoln not a 1000000 miles away and empty unit was turned into a restaurant with bar under shop and a mini cinema so they show they can offer private cinema viewings for parties they can offer a programme throughout the day while still so giving people food drink and a retail experience and I think that has meant a large unit which otherwise might have been difficult to let because fewer of the big companies want more units and small companies simply don't want that size and I think it's things like that which can quickly install themselves in empty spaces and as long as the landlords are supportive I think it's a great way to turn an empty space around and if it works they can obviously stay long term are you thinking more on the lines of local councils getting involved in this type of thing. So what degree yes they can support but in a way it's more down to the businesses working alongside the council and that's why I really think Business Improvement District and town center console CIO whatever struck excuse me whatever structure that they fall into whether it be a partnership or a business improvement district it's about getting everyone together around the table all the stakeholders the businesses the landlords the council and working out a plan that delivers more importantly for the local community as well because unless the town center is delivering what the community wants then it really won't be successful so looking to have this one size fits all one policy for everyone I think is completely pointless because in reality each and every area has a different community that they serve and they need to be mindful of that. So what do you make of all this it's just a body language expert shall we this is Jeff Beatty what he has to say well there's been a big change I think in British culture I mean but 30 years ago 40 years ago people it was described by international psychologists a 0 touch culture and suddenly everything switched really and I think that there is a generational thing here so that younger people are more likely to hug than older people for example so I think there has been a big shift in the culture but a lot of that I think comes all kinds of problems that that may or may not have been quite foreseen because because hugging is a is a complex signal in many ways I mean it looks so straightforward and in some sense it is very possible in terms of its effect I mean we know that that hugging it makes people feel much better because it releases oxytocin which is the kind of feel good hormones which is cortisol reduces blood pressure so has a big psychological effect on individuals but the problem is that touches because it's such a part of signal is open to kind of a number of different interpretations and it's also kind of symbolically very important as well so it's a kind of complex thing and we know that there are norms individual differences in people's willingness to be. And their response to that and the problem with talking is that if you choose the wrong person the hug can be really difficult situation for both of you isn't that the key that A hug means things different to different people. It does mean different things to different people and of course there are some times there are small things and big things which change the meaning of completely So take a very very simple thing like like the duration of a hug should be quite brief really I mean they're all they're almost timed like handshakes but 3 seconds not much longer in this particular case of course ridge that both of them had bigger He was reportedly giving these employees long arc which Akin this kind of starts to cause kind of. A psychological different faculty response in the recipient So that's one aspect of. That there is this relationship but you know the connection between individuals because obviously it's a very very close friend or an intimate and hugs are amazing thing but if it's a boss of course there is this kind of pardon I mean within it because the point about about all forms of touching is they're not symmetrical with respect to status hierarchies I mean your boss can come and pat you on the back or touch you on the shoulder you can't go and touch your boss in the same way and and it would be very or for an employer to initiate a hug or with their boss so so this is kind of complex aspect of the whole thing and of course the problem with the part anomic is that then it becomes really difficult to signal if you're not comfortable with it or you can really say to your boss to just move away or get out of my way or something people tend to try and control and mask their emotional response because you know and they often do so with the kind of masking smile the cover up the emotion the posting who that was OK and they seem to enjoy that but of course the truth might be completely different so what are issue is well Jeff I mean Christmas is coming we've got friends and relatives round to visit was always at least one Oakwood moment when you greet people and you go for that handshake and they go for a hug go they go for a case how do you decide what's appropriate and. So. It's all in the subtlety of those canonical signals because you're absolutely right it's about it's about reading people that are it's about it's about trying to anticipate what they do and I think that that good greetings are if nothing else they are reciprocal You know it's. Because what we do is we send a quick signal to other people about what we intend I don't stop to the individual to kind of pick up on the signals I'm aboard those awkward moments you're absolutely right where we kind of read of one when it turns out to be something different but we can move and kind of reasonably come to West but but obviously what what what much more serious people repeatedly in gauging behaviors which other people find uncomfortable and they're not picking up on any of the signals that these people are uncomfortable with that and to me that's a really interesting picture what is it about certain kinds of individuals or certain kinds of forces who are simply not reading the body language signals of individuals ready so that they're having to get a petition to get this thing stopped and and that's when it becomes quite alarming I was been thinking about the kind of social organization because the some greetings of course in from just a hunch if you're watching the person before ready the time you're you you see the fish expression you can watch for those kind of micro movements but sometimes for the hope of course of hearing close you can really see the fish expressions you have and use other kinds of tactile cues to work out what their response to ready it is and not might be part of the problem which is you know props people are less used to certain of those cues to work I think body language expert Jeff Beatty see it's riddled with problems.
