Economy has actually do quite well do you think you might be being overly pessimistic look I don't think that's the case I think we see a lot of businesses and consumers who are holding back right now we see trade around the world as pretty any American and to be honest the figures are flattered a little bit by expected increases in government spending which of course provides a bit of a sugar hit for the economy but it's not the sort of protein boost that we need for the longer term because if you use sugar provided by government spending also we've been talking to business people around the ground the country last week will be doing regional broadcasts and they were talking about that they they thought the might be quite a boost to investment if you get a decisive outcome from the election and a clear path on breaks it one way or the other then actually things will improve markedly Well I think there will be some improvement if we do see a messy and disorderly Breck's it avoided and a clear path ahead but in business details matter and what no one has from any of the parties that might be victors in this election yet is real detail on some of the economic policies what they'll mean for individual businesses so a lot of companies that I'm talking to will say we're going to hang back until we understand exactly what this means for us so there may be a bounce but it won't be as fast as some of our politicians expect a list talk about the conservatives immigration policy a point space system is being taught talked about what will businesses think of that will they be happy to embrace this this sort of a 3 tier system with points accord Well I think the 1st thing to say is that it's inexcusable that businesses don't. You know who they can hire this time next year people will be thinking about their long term plans and I've got companies from Sussex farms leaving fruit in the fields through to Highland tourism companies in Scotland who can't fill a staff roster at the moment right now they're finding it hard to find staff even though it's hard and of course the last what I see why is that why the funny when there's huge numbers of vacancies and even when businesses are training locally a lot of our labor markets are effectively at full employment around the so companies do have to turn to immigration and when they don't know what the system is going to be in future they find that a lot of people aren't too sure about uprooting their lives and coming here to the u.k. Evan companies they hadn't had the had their cake and eat it too because they've been they've been able to rely on cheap labor coming in from the European Union and not really done much about retention and recruitment because of it very very easily able to pick up workers as them and they needed them and certainly not been the case in many of the companies I work with who have set records in terms of the amount of training spend that they've put in recent years but we really do need to see is an immigration system that offers businesses clarity and simplicity for the future again those details matter simply saying you're going to have an Australian style points based system without giving businesses a route map for what that means for them is not good enough frankly thank you much and a Marshall from the British Chambers of Commerce it's been a chastening year for people who manage our money 1st one industry start Mame Neil Woodford came a cropper and now a popular property investment fund has had to stop people taking money out because of address that fall in the valley the properties that owns it can't really sell them fast enough to meet the demands for withdrawals Jonathan Miller is the head of u.k. Manager research at the financial research firm Morningstar Mr Millet just talk us through the basics of this the fund we're talking about here is an m. And g. Property fund what is it and what's happened to it. Going on like that that's correct should be and to property fund is a fund that invests in bricks and mortar so the buildings commercial properties and it has what's called daily doing so for an investor you can buy into it and said every day normally but we've always felt that the liquidity of property you can swiftly buy it within a few hours and set it in line with daily dealing is a mismatch so now we've got to the stage where there's been a lot of money coming out not enough cash levels in the funds to meet that they've decided to freeze on the feeling of deja vu all over again with this because didn't something similar happen to property funds just a few years ago and in fact this company funded particular yet so around what we think about 2008 even on this when we had you know high stress in the markets and property funds suspended in the u.k. In a similar fashion we've heard it again around the BRICs a bit of panic around property is a u.k. Real estate sector u.k. Is a hold that sore with them shouldn't and the sort of structures find it hard to take the money out quickly enough to meet time when investors want their money back so it's within their parameters that they can do this it's still a bit of a liquid nature isn't appropriate in our view for the investor what's in their money back he said I thought you said he you think the problem is not so much that these funds wouldn't holding enough cash reserves it's more it's just a complete mismatch from what's being sold and what's able to be delivered yes and all the it works both ways so you can have an investment trust in the u.k. These are closed end funds so notes are not daily dealing exactly with that. Manages don't have to worry about day to day flow use so a very normal ring fenced can be more long term with your views but the same time cash is used in the daily dating funs as a bit of a buffer so. Across the sector there's only about 15 or so from as with this daily dealing trim property but cash can range from 56 percent or the way through to $0.30 there's a bit of self policing that goes on here really which is how can we try and manage this liquidity mismatch and use cash as a buffer in this instance energy had around the 1000000000 of outflows in the last 12 months and it's come to the head just last week satisfied investors trust say the money out and what about the other big story in the minutes from this year which has been the demise of the Neil Woodford funds what about other funds so much of hand Neil Woodford funds in Sunday portfolios say funds held other funds might there be a liquidity crisis on the back of that because if they can't sell the new Woodford funds to meet redemptions What do they sell That's correct so these loans are sometimes called from the funds that support for the wrist different fund managers how it within that there would foods from the would have been some of those that's currently pretty much unwinding at the moment and a couple of other peers hands that when they took it out of his hands so they're really kind of hope there's enough diversification it's a proper business diversification in they support the market had 4 or 5 percent in their Woodford and been diversified across and many other areas here in the property funds in their own rights you know you're fully invested apart from the cash amount and the property sector and it current can be hard to go to the doors when one of us is taking their money out swiftly thank you very much Jonathan Miller from Morningstar Mark excuse is morning is Laura Lambie He's a senior investment drink to head investing wealth and investment allure a bit of a chasing time for your trade fund management but these are problems that have been known about for scene for quite a while and yes as your previous guest said 2009 was the last and timely Detroit party funds.
