Mark moving along to agenda item number three which is our report from the executive director. Thank you. Good evening, commissioners. This evening, for my directors report under the legislative and policy update, i wanted to share and an update with you from oewd on the project he has been working on to research and develop the San Francisco music strategy along with sound diplomacy. Just an update on that, last year, the organization found a project supported by oewd to developing the strategies for San Francisco, in which the Entertainment Commission took part in, and facilitated some focus groups with a lot of our constituents, either from the event side or from brickandmortar permitted places of entertainment. The strategy will map the citys music related assets and will identify recommendations for ways the city can better support local music. As part of that work, there is an Online Survey that is open right now for music businesses, venues, musicians, and music fans to offer feedback on the strengths and weaknesses of the local music ecosystem. We will be pushing some messaging out about that online through our various Media Channels and we will encourage you to do that, as well. We will provide you with the link as well as some social media language so you can share with your friends and people, just because we want this to reach far and wide. The Deputy Director is also going to be reaching out to folks from our parroted venues to help them engage, as well our permitted venues to help them engage. Moving on, we wanted to bring up our commission retreat at this evenings hearing. Just to get a little feedback on where we are in the planning process. You should refer under the directors report to the details that i have provided their there see can follow along with me. Our retreat will be on friday, october 18th. We will start at 11 00 a. M. And go until 4 00 p. M. We will have lunch until noon and then that is one the real agenda will begin. We are looking at a four our retreat. Again, i will be reaching out for lunch orders shortly, as well as asking you all for some song recommendations because well be putting together a music playlist this time around. I cant wait. We want to make it fun and speak to our love of entertainment, and ive gone over some of these discussion topics already with the board, so i already have their feedback and collaboration, but would love any further advice or thoughts on where we are at with our topics. So really a meat of what were looking at. We are looking to have a Strategic Planning session. Last year we had a fun session where we threw up ideas on the wall of what our mission, vision , and values are. We are going to rent that out for you in draft form for you to take a look at this meeting. We can play around with that. We will also get updates from ben van helton a little bit he little bit further detail on the sound diplomacy project, and then we really want to talk about something that the president has made is near and dear to his heart, is talking about this piece of promoting entertainment and nightlife more we do a really good job of regulating in San Francisco, and we are a model across the world, but we could definitely work a little bit harder on supporting our venues and promoting the good work that everybody does in our ecosystem in San Francisco. So how can we do that . We want to focus on the how and what we want to convey to our constituents. Another thing thats been brought up several times is the desire to clean up our Residential Development review process, so that something that the Senior Inspector Jordan Roberts will be helping me with. We will talk about that at our retreat, and finally, we will close with, you know, anything else that you want from us. We want to learn from us, or have us do better. You can go over your binders for your hearings and walk you through how they work a little bit better if that helps. Since this incident we will not be setting up on t. V. , in a stage like setting. We can have a little bit more fun and get more in the lead. Is there anything else you would want at the treat that we are missing, or anything you dont think is necessary that is on there . You can always talk to me at a later time, as well. I will keep moving. Finally, we are dealing with an appeal right now. This is an appeal of a citation, so it doesnt go before the board of appeals. This is going to be heard at the controllers office, and so that hearing is on september 9th, and there are several deadlines that we have between now and then, in the Deputy Director is managing this process, which is great, and our prehearing statement is do this coming monday. It is pretty basic. It was a onetime event permit that we issued, and the permit holder was out of compliance with one of the conditions that was provided by the Police Department that they shall not block sidewalks. They wound up blocking the entire street, and the Police Department had to respond to the event and sent several officers out. We will keep you apprised of how that appeal process goes. Any questions . I have a quick one. Going back to the project of the music strategy, is part of this that we would identify areas of the city that are lacking entertainment components and hopefully work towards developing those . Yes. They are doing some geo mapping as part of this. Awesome. This will be a great tool for this office and hours to make policy recommendations to the mayor and board. Also eventually to landuse . Absolutely in the cards. Thank you. Well, the report include this place of entertainment or and Outdoor Events and festivals . It is inclusive of anybody that hose entertainment or is involved in the Music Industry in San Francisco. So we connected the folks from sound diplomacy with a tone of our constituents. They held focus groups already speaking directly to the source, and then there is going to be a survey. If there is anybody else that wants to provide feedback, that survey is a survey is a great opportunity. Can i ask one more question . Have you heard any more about the possible funding for soundproofing grants . The soundproofing program is moving forward. We just need to work on implementation. That was approved in the budget. Any Public Comment for the report . Seeing none, Public Comment is closed. The next item agenda is the agenda from the item report from the Deputy Director. Thank you. Good evening, commissioners. The enforcement report this week is fairly lengthy, but there isnt too much to report out to you. You will see what i have highlighted in yellow throughout the report. There was a lot of site inspections that took place and dropping off new Good Neighbor policies. So if you look at page one, you will see club 26. We had a handful of complaints come in about this venue over a short period of time, and they were the same as the couple who lived lives directly across the street from the club and their complaint is that every single night at closing time at 1 45 a. M. , people come out to the street and they are disruptive. Both of the inspectors have been out. I have spoken with their head of security and since last weekend, we havent had any complaints. They are being very diligent in adhering to their security plan. Basically it is just moving people along. We have seen an improvement and im happy to report that. Ive also connected with mission station about the problem and he himself said he would drive by at 2 00 a. M. I asked him via email and if he had done that and i did not hear back. If there any updates i will let you know. On page two, i have highlighted outside lands. We did get seven complaints on 311, and the director forwarded those along to the recreation and park director. Not too crazy. On page ten, ive highlighted the blue light. I just want to bring this incident to your attention. We did issue a notice of violation for them exceeding their sound limit, and there was an incident that occurred where it was a little bit of a mixup about the issuance date of their permit for a one time to go past 10 00 p. M. For their regular issued l. L. P. Permit. So the inspector did believe that the permit was for saturday night, and upon going, they found the door open and took a sound measurement. They were exceeding their sound limit. It turns out the event was actually for friday night, so we issued in n. O. V. Or their sound limit being exceeded. The next step in the enforcement escalation would be a citation or sound. Theres a lot in here and im happy to answer any questions, but those are the highlights that stick out. Question, when the 311 complaints come in, do you guys respond the next day . You get the 311 complaints, or does it come live . It comes live. When they are in the field on friday and saturday nights, they are receiving them in realtime and responding in realtime. In the events where they happen where theres nobody in the field, we respond to them the next time someone is in the field or we follow up in the office with a call or an email. Have any inspectors gone there and theres music playing and they dont have a permit and they actually shut them down and say you have to turn it off . Where are you referring to. Any time. If theres a 311 call where the inspector found they had no permit. The process that the inspectors have been following as we received lots of 311 complaints for sound, and if we determine it is an unpermitted venue, then they go in and explain the permitting process. They are required to have a permit have live entertainment, this is considered live entertainment. They get Contact Information then they provide that to the director and i when they returned back to the office, and then i sent an intro email stating if theyre in the process, lets say they go there and they are in the beginning, and 70 complaints are you guys go there and say, hey, you are not permitted, do you take any steps to shut them down or you just when you say shut them down you dont have a permit, we have to turn off the music. That is a little severe, i would say. I dont know what the procedure normally is. I know in the past that we go after the fact and we have extra inspectors. Is anybody come across the goal is we want to bring you into compliance. So if they are operating entertainment without a permit, sometimes they dont even know we exist. If they are a repeat offender, then we have to start taking further action. We could use our enforcement tools, and then we can always bring the Police Department out with us, which usually is how we would do it if it is happening if it has happened a few times. We have one right now that we are likely going to have to do that with. Okay. If i can add a comment, generally speaking, at least from the Police Departments perspective, we do not shut businesses down because you have to be careful you are not becoming a judge judge and making a final determination. We have to do it through due process. At least for the Police Department, especially when i was doing this, unless there was significant exigency, we would not shut things down. We would certainly document and follow up after the fact. Right. And then the only department that has the authority to actually shut a place down entirely as the fire department. That is your backup. You can always call fire out. I was just wondering i know we didnt have enough night people, and i know these things are coming up where there are 311 calls. Im just curious if we happen to walk into one and say, you dont have a permit, and his 500 people in there, they will say, shut off your music. You have to wait for the next day to contact them. We usually take the approach of education first. Okay. You also dont want to create an exigency. Right. Question, with regards to blue light on page ten, if they were given a notice of violation , i am just wondering, can you remind me, notice of violation is not a preferable warning, and what is the escalation do they get a citation, and then the directors just something happened . Can you remind me with the process is . The first step is a verbal warning, and then it is a verbal, notice of violation, then citation. If it is if three citations for center issued within a 90 day period, the director can suspend their permit for up to two weeks. The reason why this went straight to a notice of violation is because we have had a lot of conversations with the blue light about being in compliance, and so theyve had plenty of verbal warnings, but this is their first time being documented in excess of their sound limit. We are on to number six, which is hearing and possible action regarding applications for permits under the jurisdiction of the Entertainment Commission. We will have the Deputy Director introduce the consent calendar. The only permit on our Consent Agenda this evening is for a billiard her pilar permit at a bar restaurant. There is no opposition to this permit application, and the Police Department had no recommendations. Is there any Public Comment on this item . Seeing none, Public Comment is closed. Congratulations, if you are here i wanted to bring your attention to the memo that is included in your binder following tab five, six and the reason is because the next memo here, the next two applicants, it is very long in there is a lot of follow along with. There with me, but here we go. The first permit on the regular agenda is for a limited life perform it permit performance permit for a zeitgeist. The applicants have held a b. P. Permit in 2001, and regularly apply for one time after entertainment event permits. They have decided to apply for a permit to continue hosting their annual Outdoor Events and give them flexibility to host other indoor and Outdoor Events year round. Due to residential units located above the bar at the direction of director weiland, the Senior Inspector conducted outdoor sound measurements before tonights hearing to provide recommendations to you. Based on their findings, staff is recommending we categorize entertainment events at zeitgeist is nonspecial events and special events to clearly distinguish the permit conditions for each. For nonspecial events, the Senior Inspector recommends overwriting the standard m. P. C. And set the sound limit at 88 d. B. Measured 15 feet from the nearest loudspeaker because they are sensitive receptors to residential units, closer than 250 feet to the outdoor performance area. The sound limit will be for all nonspecial events. Samples include but are not limited to movie screenings, and djs and can happen any day of the year between 9 00 a. M. And 10 00 p. M. For standard regulations about sounds for l. L. P. His. For special events, Senior Inspector roberts recommend setting another sound limit to keep them in compliance. Special events will include all events that may exceed the non special event sound limits. Examples of special events are including live bands and musicians. The special events sound limit has not yet been determined but inspectors will schedule a sound test to be taken at the onset of the Live Performance in accordance with this. Furthermore, the Entertainment Commission staff recommends number of special events be limited to 306 per calendar year and can occur between the hours of 9 00 a. M. And 10 00 p. M. For standard regulation of outdoor sound for l. L. P. Please note the location of the performance area for special events can help inside with the doors to the patio open, or outside on the patio. Staff recommends the permit holder notified Entertainment Commission and the residents living above the venue prior to hosting special events. Please note, this information has been shared with the permit applicant and they are in agreement with these conditions. In your file, are seven letters of support from current tenants who live erectly above and two letters of support for staff from the tattoo parlor, and 30 letters of support from patrons who live within the city, many of whom are Mission District residents. Seven station approves this permit with the following conditions listed below. Here to tell you more as the manager. Good evening. Thank you for letting me speak before the commission today. My name is lara and i am a. G. M. I am here recommending the owner for applications. It is a 42yearold business in San Francisco. We are a bar with a large beer garden and kitchen. Zeitgeist is a historic legacy business within San Francisco within the registry. Over the past 30 years, we have had a long history of posting performance events from live music to Film Screening djs and other m. C. Events during the 80s and nineties. It was a popular place like monks the punk scene during that time. Moving forward we have hosted a number of live music events. Most recently, we hosted the official tamale lady Day Celebration on june 23rd, celebrating virginia ramos life bands played during a saturday afternoon and it culminated with a screening of a documentary about her life. Each time we hosted events we have been diligent in obtaining the proper permits from the Entertainment Commission, staffing events to make sure the safety of our clientele is maintained and informing all neighbors with adequate notice and manager Contact Information and having managers present to handle issues during the event. With the limited Live Performance permit, we intend to continue these practices fully complying with the Good Neighbor policy. Our intention is to host a variety of cultural events and occasional live music. We maintain an excellent relationship with our neighbors, especially the tenants of the hotel above it. [please stand by] seize that low er level and e inaudible at 250 feet per code. Since they have residential units in that 250 feet, we only thought it was fair to try to cap that number at something that is reasonable. So that is at about three times per month approximately . Once a week almost. I guess my next question is for you. On the recommendation to notify the Entertainment Commission about your events, how far in advance do you normally book your events . For special events about three months in advance. We have agreed to inform on a quarterly basis of anything in that quarter and notify as changes happen. I was just wondering how soon if you can put that in a time and whats the latest that an applicant with notify us. Is it within three days or two days that they need to notify . I just want to put something in there so we have a standard. If you look at staff recommendation e, it is quantified. Okay. Great opinion i did not read that far down. Thank you. So the events you have there, do they bring in their own sound system or you have an inhouse sound system . We do have an inhouse sound system. So they have the option to use our sound system. We have found that often bands pefer to use their own equipment due to their familiarity. So sometimes they will bring that you are own amps. How do you control that if once the inspector sets a limit, how are you going to communicate that to your guest bands . So i actually in applying for this spot i bought a sound tester. So my intention is the next time we throw our next event that i will do a sound check with the bands testing that limit. So you will be there every time . It is a condition of the or another manager . Yes. A manager will be present to perform a sound how often does that happen when they bring in their own . I would say probably 75 , 80 of the time. So i guess its very important to calibrate the two together because thats where you get in trouble. Okay. Thank you. I have no questions. Thank you very much. You can take a seat. The final permit application is for a place of entertainment change in ownership permit for arena sf located at 2565 Mission Street. Previously this establishment held a poe permit and Mission Streets sports bar. The Management Team that recently came in and changed the operation is now taking ownership of the business. Arena sf operations will remain the same since this Management Team came in. Since changing to arena sf there have been some complaints, but management have been proactive in resolving the problem. We have not received complaints in three now four weeks since they stopped using speakers by the front doors. There is no opposition to this application and you will see the letter distributed to 14 businesses in the surrounding area as well as neighbors and patrons. They held a happy hour to meet their neighbors and answer any questions. There was a recommendation to keep the conditions from the existing permit and here to tell you more is david ho, represented by attorney mark renney. Mr. President , commissioners, again, mark renney here for qualia entertainment inc. , doing business as arena sf. This is the Stock Ownership went from richard ensilin who has Mission Sports bar to the arena nightlife group, which is mr. David ho and jackson chang, who unfortunately is stuck in traffic somewhere between here and the east bay. This is kind of a successful story. Ive represented jackson for approximately 20 years. He was, along with j. Chang and john park, the most successful proximitier into an asianamerican clientele. The clientele here remains predominantly asianamerican College Students and young professionals. Mr. Chang has thrown large events and a lot of 18andover events at many different establishment establishments. Mr. Chang is here. No longer stuck in traffic. The theyve moved into l. A. And mr. Chang has been doing a lot of parties down in los angeles. I was lucky to be at the opening of arena k town, korea town, in los angeles in the spring of 2018. That particular venue took off like a rocket ship and is extremely successful and very nonproblematic. Jackson bought the shares or entered into an agreement to start promoting parties at the Mission Sports bar, and eventually we are now at the a. B. C. With a Stock Transfer application. But the biggest problem weve had with this particular venue is the first night they opened on a thursday night, 550 people were in line by about 9 00. They have a very large social media presence. They created a media buzz and they do a really good job. If i could have, crystal, the overhead projector for a second. This is a im going to show you some before and afters. This is lets see here why dont we do it on there. The outside was thats the former Mission Sports bar. This is now arena sf. The interior was also revamped. If we could get some interior shots. This is this is a fairly large venue. It was actually ms. Browns, probably lieutenant falzon remembers ms. Brown about 35 years ago. Its been various places, seven galaxies and most recent Mission Sports bar. These guys have done a really good job rehabilitates it. They are presently working on rebuilding the back wall on the second floor because there is a bit of a sound fleed there. Were also looking for ways to dampen the sound as youbleed th. Were also looking for ways to dampen the sound as you open the door because there is a very large condo complex across the street. You should have in your backet a copy of the flyer that was passed out in the neighborhood. I thought it was kind of interesting, these guys, theyre pretty thorough but they went around to everybody in the neighborhood and they shot if i could have that overhead, crystal. They basically handed out the flyer to everybody in the neighborhood and shot pictures for their facebook. I love it. Trying to be a Good Neighbor, trying to get people to come to their and they put it on all the doorsteps in the neighborhood. Gave it out to the cooks. You get the picture. These guys are theyre really Good Neighbors. Theyre trying to be better neighbors and part of the neighborhood. I feel theyre doing a great job at it. They host three parties a week, thursday which is an 18 and up. Friday and saturday which is 21 and up. It is a bona fide eating place with a type 47 license. They do serve food during the hours of operation. Their security is one person per 45 patrons. Theyve hired j. G. Events services, which is bonded and licensed Guard Service in california. Again, i think theyre doing a good job so far. Theres always room for improvement. My clients would love to answer any questions you might have. But what were requesting tonight is a conditional grant of approval for this place of entertainment. Who wants to go first . Okay. So, mr. Jackson, weve known each other before you were married, correct, and you are a promoter of 18 and over events. I have to say that when you become a promoter to step up to be a club owner, that says a lot that youre very serious about the business. So i kind of commend you for taking on another spot thats probably another entertainment spot thats dying. Maybe the location was a little bit theyre not used to all the people. I notice theres going to be a building next door. Is that going to be an office space or a Housing Development . From what i heard, i think its going to be a gym, like a gymnasium. So youre not since youre doing work, are you preparing yourself for any kind of sound proofing on that wall, you know, to for the future . Im just curious. Well, on our left side theres actually a building thats already occupied. I think the way our stereo system is set up is kind of like a surround sound, where theres not too much bass that would leak to our front side. I think david would be better to answer our sound issues. When we designed this sound system, we took into mind our neighbors, in the sense where we didnt do a central sound system that most clubs have. Where you have two speakers that have to amplify to get to the back of the club. We have 12 speakers in every crevice. We can turn the speakers a little bit lower so we dont need it blasted so loudly. I truly believe in surround sound systems. So it sounds to me that youre pretty well well, i mean, youve been well trained. Thats right. I had a pretty good mentor. I dont know where to start other than we did have a series of complaints earlier. It seems like you solved those issues already. I think for me, i mean i dont know what else to say until you mess up or something. But i think youre already on the right track. You have surround sound. I think you are conscious about your neighbors. If you have to do any sound proofing, im sure you will. So i really have nothing else on my side. Hello, gentlemen. Thank you for coming in. My question is about your neighborhood outreach. So i liked the flyer that you guys created, its very friendly and approachable. Thank you for doing that. I was just wondering, what was the result of the event on the 19th . How many people showed up . Yesterday our manager actually handled the event because i was out of town, but i believe we had it was a small amount. It was about a dozens people. Are these residents or merchants . A small combination of both. We actually got in contact with our the property manager from across the street, the condo, she came out maybe the second week we opened. Do you want to explain that . A lot of the complaints came from the residents across the street. Obviously we want to be in good relations with them. We met with the property manager. The second week we opened, she was very friendly. I gave her a tour of the venue as well as my personal cellphone number, the business number, as well as my email. Im in touch with two or three people at her residence in that apartment complex. They text me any time, hey, the crowd is a little too loud. Most of the complaints are not the music, its the people waiting in line or leaving the club at 2 a. M. So weve fixed all those complaints right away. Also, our number on yelp actually goes to four of our phone numbers. We have it set up on google voice. So just on this last weekend some of the tenants texted. These guys are busy and thats why multiple people have access to the line. One of the neighbors did complain and said your outside crowd noise was a little bit too loud. Immediately i notified all the management and said, hey, were going to stop the smoking section tonight. So im just thats an example of us handling complaints instantly, rather than having to go through a third party to come to us. You know, we do invite them to contact us directly so it doesnt have to get past all these steps. So just another evidence of what were trying to do that has these neighbors call us directly. Theres no point of waiting for someone to take action, just call us up because we take noise complaints very serious. Thank you very much. Good evening, folks. Just a couple of questions. Actually, everything looks very thorough. Mr. Renney is used to doing this. I thought mr. Renney said 45 security per one guard and your package says 25. So im just curious what it is. That was changed. The first i think two months we theyre both very tight. Youre well under the mandated requirement. Im just curious which it is. Yeah, so one of the reasons it expanded is because our capacity expanded. I think when we did one per 25, we were under the impression our capacity was 196. So recently it was notified that we were at 396. When we did have the security guards, it was like more than enough. So we just kind of kept it as is. Because right now were at about 12 guards. Were still at a little bit under 45, just to help maintain the line. We have a couple of extra security guards outside to keep the crowd noise down. So youre at one per 45 . Approximately. You answered my next question. I couldnt find it, but i thought i was overlooking it. The occupancy is 400 . 396. When we submitted the pack in the beginning, we were under the impression it was 196 from the previous owner. How many exits do you guys have . We have two and a fire exit out the back and then weve got a long fire corridor. If youre looking at the front of the building, theres a main door in the middle. To the very far right of the property is a fire wall that exits. Its all the way to the back of the premises with fire doors. So its a legal fire corridor. Thank you. I guess just more of a comment. I think your security plan is quite robust and i complement you guys. Especially i think the rebranding and everything really elevates the place to the kind of places that i think hopefully youll get clientele that will match that level of quality and it will be a fun, safe place. I remember hearing about some issues on our radar a few months ago right when you just opened, and i do agree with mr. Renney that you were extremely busy at first so theyre easily explained in that situation, especially for that exact block which i dont think Mission Sports bar was drawing 500 people when they were open at any given time. All i can say is ive spoken with our director and Deputy Director and theyve said that you actually have a great working relationship right now and i really applaud you for that. I want to encourage you to continue to use us as a resource. I dont want to say we can be your worst enemy, but the places that are doing really well and that see us as a partner to help tend to last really long. Could i have one second or if somebody wants to make one, i may comment on it. Well, i motion to approve the permit on the staff recommendations. You want to leave item 10 in there . Smart serve kind of obvious. Theres a few i would like to do a friendly amendment to strike. Why dont we start with commissioner lees recommendation and maybe we can add do we need to have a second first and an amendment . I will second the motion so we can have discussion. So i would suggest we strike condition number 6 because its inconsistent with the Good Neighbor policy and the Good Neighbor policy would kind of supersede that. Condition number 8, security to identify sf if an incident occurs inside the vicinity of the venue. My only problem with that its overarching. I dont know what an incident is. Its in Good Neighbor policy. I would say strike that if were good with it. Number 8. I dont really understand number 9, security is to never allow two parties involved in an altercation inside the venue to leave the venue at the same time. Thats just kind of a common Good Practice for security. That should be in a security plan. And actually they have a robust one, so i would encourage striking number 9. Condition number 10 i would recommend striking which is about the intoxicated patrons. Take a look at 14. It says they have an 18 and over night. Are you serving food all night to 1 30, 1 45 . Condition 13 is actually covered by our policies, if we want to strike 13. Its talking about a written security plan. Im just trying to clean this thing up for long term. Thank you. [adjournment] hi, im lawrence corn field. Welcome to building San Francisco. We have a special series, stay safe. Were looking at earthquake issues. And today were going to be talking with a residential Building Owner about what residential Building Owners and tenants can and should do before earthquakes and after earthquakes. Were here at this wonderful spur exhibit on Mission Street in San Francisco and i have with me today my good friend george. Thanks for joining me, george. And george has for a long time owned Residential Property here in San Francisco. And we want to talk about apartment buildings and what the owners responsibilities might be and what they expect their tenants to do. And lets start by talking a little bit about what owners can do before an earthquake and then maybe after an earthquake. Well, the first thing, lawrence, would be to get together with your tenants and see if they have earthquake insurance or any renters insurance in place because thats going to be key to protecting them in the event of a quake. And renters insurance, there are two kinds of insurance. Renters insurance coffers damage to goods and content and so forth. Earthquake insurance is a separate policy you get after you get renters insurance through the california earthquake authority, very inexpensive. And it helps owners and it helps tenants because it gives relocation costs and it pays their rent. This is a huge impact on Building Owners. Its huge, it really is. You know, a lot of owners dont realize that, you know, when there is an earthquake, their money flow is going to stop. How are they going to pay their mortgages, how are they going to pay their other bills, how are they going to live . What else can Property Owners do in Residential Rental housing before an earthquake . Well, the first thing you want to do is get your property assessed. Find out what the geology is at your site. Get an expert in to look at structural and nonstructural losses. The structural losses, a lot of times, arent going to be that bad if you prepare. An ounce of prevention is worth a pound of cure. Get in there and get your property assessed and figure it out. So, what is a nonstructural issue that might cause losses . Well, you know, pipes, for instance. Pipes will whip around during an earthquake. And if theyre anchored in more numerous locations, that whipping wont cause a breakage that will cause a flood. Ive heard water damage is a major, major problem after earthquakes actually. It is. Thats one of the big things. A lot of things falling over, ceilings collapsing. But all of this can be prevented by an expert coming in and assessing where those problem areas and often the fixes are really, really cheap. Who do you call when you want to have that kind of assessment or evaluation done . The Structural Engineering community is great. We have the Structural Engineers association of Northern California right here in San Francisco. Theyre a wealth of information and resources. What kinds of things might you encourage tenants to do besides simply get tenants renters insurance and earthquake insurance, what else do you think tenants should do . I think its really important to know if they happen to be in the building where is the safest place for them to go when the shaking starts. If theyre out of the building, whats their continuity plan for connecting with family . They should give their emergency Contact Information to their resident manager so that the resident manager knows how to get in touch. And have emergency supplies on hand. The tenants should be responsible to have their extra water and flashlights and bandages and know how to use a toilet when theres no sewage and water flows down. And the owners of the building should be proactive in that regard as well. So, george, thank you so much for joining us. That was really great.
