Youve got some changes. Youre explaining here that well be seeing soon. Yeah, gasia. And it all kicks off with transit month this month. Its really bart and every other Transit Agencys way of getting more people here to the trains. We are just live outside of the walnut creek train. You see here, people rushing to the train. Stop here making sure they get on to getting their day and their routine started. Now, this event has gone on well before the pandemic, but now it seems more important than ever post pandemic. We know ridership not just for bart, but for all Public Transit in the bay area is still just a fraction of what we saw back in 2019. Those agencies say the new era of work from home is creating new challenge urges and forcing Public Transit to be more creative in retaining riders, safety and security has become another hurdle. I spoke to two different kinds of riders this morning. One who relies on bart every day, another who almost never takes the train, both saying they appreciate the efforts going on to keep bart going strong and improving more riders will see more riders. Yeah, more, more the merrier. Its a good way to travel the bay area, especially if youre not from here. Youve noticed that the ridership. Yeah well, theyre trying so well give it a try. We just dont use it very often, but we. We have used it to go to the ball games so well probably give it a try. Bart is planning a number of ride alongs with local experts this afternoon from San Francisco. Its transit month. Kickoff begins with a rally in the citys civic center. And along with todays events, expect some changes coming to bart soon. Next week, the agency will exclusively use its fleet of the future trains. Those are fewer, faster and more advanced cars. Its also planning to install large gates at each of its stops, starting in december, hoping to prevent fare hoppers from avoiding paying for those trains. Were live this morning in walnut creek. An innocent bystander is in the hospital right now in oakland after she was caught in the middle of a running gun battle at lake merritt. Thats a scene right here, people. Police say she simply went out for a walk on the Labor Day Holiday and thats what she was shot and she was rushed to the hospital where shes listed in critical condition. Witnesses say the victim was walking on a path along the lake when two cars rolled up, started shooting at each other. It happened about 12 30 p. M. Yesterday on Lakeside Drive near the intersection of madison street. One witness who lives in a nearby apartment complex says from his balcony he heard dozens of gunshots. It was scary, you know, because you dont know whats going on and you dont know where the bullets are flying. Police described the victim as an innocent bystander, not targeted by the shooters, but caught in the crossfire. A regular cyclist in the area details what happened. A couple of cars like two white lexus is the guys were hanging out doing those shooting, shooting at each other. You know, point blank range. They went on and on and on for whatever, 10 or 15 seconds since it was a holiday, the lake merritt area was filled. Good samaritans rushed to her aid. These people didnt know that the danger was past, but they were willing to put themselves at risk to help this innocent woman. Neighbors say lake merritt is one of the citys jewels. But sadly still marred by violence. Now Oakland Police are still investigating the shooting but have not released descriptions of the shooters or description of their vehicles. But well keep you posted. Police in san jose arrested a teenager accused of hitting and killing a pedestrian while driving a stolen car. It happened early sunday morning near the intersection of winchester boulevard and walgrove way just south of interstate 280. Police say the teenager was driving a stolen suv when it went off the road, hit and killed the man who was walking on the sidewalk. Happening today, parents of children whove died of fentanyl drug poisoning planned to file a proposal to have a Ballot Initiative targeting fentanyl drug traffickers to be decided by california voters. This after republican and democratic lawmakers remain divided on the issue. A Bipartisan Group of lawmakers tried to pass senate bill 44 that would require judges to warn fentanyl dealers they could be charged with murder if they dealt drugs that resulted in someones death. It has, however, remained stalled in the state legislature. Were running out of time. So that was the purpose of the letter, is whats going on with the fentanyl group working group. Whos in it . When are they meeting . Can i get one of my members involved at and can we have a bipartisan solution here . Which is what i think would work best. Democratic leaders in the state assembly and senate are not commenting on the bill or possible ballot measure. Well the covid era Eviction Moratorium in berkeley has now ended. Berkeley was the last Alameda County city to end the moratorium. Data show Alameda County saw a spike in evictions when eviction protections ended in other cities. According to recent data, the average temperatures for june through august this year was about a half degree warmer than the previous summer record in 2019, and several cities in the us set records for their hottest Summer Season across the globe. Fog bank, but again it favors areas of about San Pablo Bay north far more than the south, even though the coast it is moving up the coast though up the marin sonoma coast seeing that fog making its move. Theres a couple of little lows that keep marching in here. Nothing compared to what we had on the weekend. That was a strong upper low for early september. But these lows will keep the fog machine rolling along an onshore breeze going. So its kind of a fight between those to the north and then High Pressure in the Desert Southwest where it always wants to build in. But it has been centered more towards texas, new mexico, and also no doubt about it, arizona. It will begin to make a little move by the weekend. So inland temps will start to come up. But if you see another front coming in, thatll hold it in check. So were just caught in between now. We had all that activity in the mountains, Northern California on the weekend, much quieter now. If youre going up to the mountains, it looks like no rain for at least seven, ten days, although i wouldnt be surprised. Something changes around third or fourth week. Sunny for all after that. Meanwhile, investigators say that a 40 year old mans death at burning man was not related to the extreme weather, but all the heavy rain and mud made it difficult for doctors and deputies to reach the man. On friday after he was found unresponsive. The Financial Services company moodys estimates hurricane idalia caused up to 20 million in damages. Private Insurance Companies could be stuck with paying about half that amount and shared losses cover damages caused by winds, storm surges and flooding in parts of florida, georgia and the carolinas. As idalia is the eighth major hurricane to hit the gulf coast in the past six years. Bottom four feet of all the walls inside will have to be ripped out. Electrical is going to have to be checked. The red cross has relief sites set up to help the hardest hit communities. A new study finds Climate Change increases the risk of wildfires in california by 25. Researchers at the Breakthrough Institute in berkeley say Climate Change will drive extreme wildfires for the next several decades. They say even if planet war emissions are reduced, it will have very little impact on the biggest wildfires. The Scientists Say the best way to stop extreme wildfires is to reduce the amount of fuel available for fires to burn. San francisco supervisors are pushing to get the citys emergency sirens working again in the wake of last months devastating wildfires on maui. Supervisor connie chan, who represents the richmond district, says she plans to send a letter of inquiry to the department of emergency management. Shes demanding a timeline of the sirens restoration project project, which began four years ago. Chan also plans to introduce legislation aimed at improving fire safety, in part by strengthening the inspection process. Repairs to the capitola wharf will begin this month. As you know, the wharf was badly damaged during last winters massive storms that caused huge waves along the coast. Now the citys Public Works Department says a contractor has been selected to make repairs and rebuild the wharf. The project will replace many of the pilings holding up the wharf, fixed damage and replace railings and decks. Crews will also install bathrooms. The project is expected to take over a year. So a landmark in the east bay for hikers that was vandalized and reported missing last weekend has now been recovered. The sculpture, known as the Mission Peak Pole is in fremont and sits on top of the hiking area of mission peak and went missing saturday morning. And last night the park staff said the top portion of the pole that had been sawed off had been found. The vandalism outraged many of the people who regularly hike the three miles to the top of mission peak. Its metal. So someone had cut it with a metal cutter. So youd have to be crazy to hike that much and then do it. So i just dont understand. Yeah. For years, the Mission Peak Pole has been a popular spot for hikers and joggers to take photos. Park officials still havent said where or when the vandalized pole was recovered. I just did this whole thing just a couple of months ago, went up to mission peak my second time. Their current contract expires in just nine days. And so far, the automakers have rejected the unions demands for a 46 pay raise, along with a 32 hour work week with 40 hours of pay and Auto Industry experts say the current negotiations are not going well. This is an escalation of tensions that we really dont see very often between the union and detroit three right now. It could go to the National Labor relations board. They could put in a mediator if they find the sides are actually bargaining in bad faith. Were still a few steps away from that, but thats not good for either side. The automakers argue the Union Demands are unrealistic at a time of fierce competition from lower wage foreign carmakers, the Union Workers say they want their fair share of the billions of dollars in Auto Industry profits as well. Two separate strikes by hollywood screenwriters and actors continue. Now both unions are concerned about the use of artificial intelligence, as well as record salaries for studio and streaming company executives. While writers and actors say their pay has not kept up with inflation, local Union Officials say they have similar and overlapping concerns. Well, we are outside the dmv offices in concord, gasia, and we cant take our cameras inside to show you. But lets face it, we know how busy the dmv always is taking a look. Theres people going in and out constantly. Theres some people outside getting the fresh air while they wait for their number to be called. But imagine in the not too distant future not having to go into this office at all, at least not when it comes to getting your drivers license. California is expanding a Pilot Program for people who are interested in getting a mobile drivers license or a digital one. Youll need a smartphone to set it up either on an iphone or an android. You download the california dmv mobile app and then its as simple as taking a picture on the front and back of your drivers license. You have to upload a new photo of yourself, and then you can use this digital version of your drivers license in your phone at the airports, at least three california airports, sfo, san jose and lax will accept them at tsa screening las vegas and phenix airports will also accept it and so will about a dozen other airports across the country. Some businesses will accept it as proof of your age at stores and restaurants. If you buy alcohol. All california drivers we talked to this morning have mixed feelings about it. I wouldnt be a fan of it, but i know thats where were going with technology and sometimes i have to step up my game a little bit as long as its like encrypted and protected. And that guarantees there. I feel like it would make a lot of sense for people. And the dmv is saying that that data is encrypted and protected and they dont use it outside of the app. Now, heres what you cannot use this mobile drivers license for. If you get pulled over by police or for other legal purposes, its not meant to be a replacement for your real drivers license. Just an added convenience on your phone. Now, this is a free Pilot Program for the dmv, but the agency is limiting this pilot to the first million and a half california drivers who sign up for it. The faa says the nations airspace has had a sharp. Airports pardon me had a sharp increase in passengers over the holiday weekend. Well here were looking at sfo a live look now at bay area airports. They were relatively few disruptions over the past five days. Friday was the busiest travel day of the weekend, according to the tsa. More than 2. 7 Million People passed through airport checkpoints friday, saturday and sunday followed with the tsa screening. About 2 million passengers each day. The Tourism Industry was certainly highly impacted with the covid 19 virus. People are beginning to travel again and great numbers actually, travel experts predict this high demand will continue into the next year as people make up for trips that were put on hold during the pandemic. Your advice to start booking trips now to save the most money . Although the airports were busy, a majority of americans hit the road the holiday weekend. Even with those high gas prices currently the average price for a gallon of regular gas is 533. In california, thats up 0. 20 from last month and 0. 06 from last year. The National Average for a gallon of regular gas is 3. 81 along repaving project in the east bay is finally over. Westbound lanes of 80 between interstate 780 and vallejo and highway four in hercules are open now. The project was completed nearly 12 hours ahead of schedule and the westbound lanes were closed since thursday night. Caltrans crews managed to finish the job just before 5 00 yesterday afternoon on this holiday weekend. Shutdown included the first ever closure of the carquinas bridge. Caltrans took that time to repair the bridge lights that were damaged in a fire three years ago. Our Electrical Maintenance teams went in and they literally went to every single light bulb on that bridge and replaced the fixtures. Caltrans had also shut down the eastbound lanes of the same stretch of 80 this summer for that same repaving project. Well, home prices in july were more than 2 higher than the same month last year, but the monthly gain was lower than historical averages. A new report out from black knight shows gains fell below their 25 year average after significantly outdoing historical averages from february through june. But nationwide , we kind of have a pretty consistent uptick throughout all of 2022. In the bay area, we actually had some downturns last year because different trends are driving the markets up. But nationwide, youre starting to see a little bit of buyer fatigue just because prices are so high and the cost of capital with Mortgage Rates nearly tripling from, say, 2. 5 to over seven has kind of cooled down demand. So i do think that well see lower appreciation nationwide Going Forward and maybe even some declines just because it has gone up so much. But id like to draw a dichotomy between the nation and the bay area, because im actually a pretty bullish on the bay area Going Forward because we have different trends driving the market than in the nation. But if you look at 2022, actually our area, unlike the nation which did well, the bay area did see some declines. We had kind of a negativity in sentiments regarding kind of Silicon Valley tech stocks doing poorly. Also a lot of people leaving the area. But now were seeing renewed optimism locally. So i is kind of creating a new optimism. You have the nasdaq up 34 year to date and then the big driver for our local market is supply because in the bay area, supply is really dropped about in santa clara county, Single Family homes are down 38 year to date. People are just choosing not to sell. So in terms of theyre just not that not that many homes on the market right now. The supply just isnt there. You mean . Exactly. Andre, were at supply or really lack thereof. Is at a record low within Silicon Valley, down 38 from just two years ago. The reason supply is down, you always have negatives for selling. You know, you have to pay your capital gains. You lose your prop 13 basis. But now you have more overhang where you lose your 2. 5 when you trade up and have to get a 6. 5 mortgage and people are just choosing not to do that. So this big drop in supply down 42 in santa clara county, more in some other areas , and also kind of an uptick in demand is kind of the stock market is picking up. Youre starting to see a lot of multiple offers in the bay area. So even though nationwide, we might see a little bit of cooling discrepancy as the bay area, which kind of went down last year, i think will go up this year. So the cooling off, the cooling off that were seeing nationally, you dont really predict that in your experience necessarily happening here because of the unique the unique variables that the bay area has specifically. Exactly right. And last year, when we really kind of suffered a little bit, we had while the nation was doing well, we kind of had some decline. So weve already kind of experienced the setbacks and now were kind of poised for some uptick. So i think were on a different level than the federal Housing Market. So actually much more optimistic about our local market because of the positive trends driving our market. And youre optimistic despite the fact that we have that 7 average year Mortgage Rate, which is still pretty high. I mean, that really does add up to be a pretty steep payment, monthly mortgage payment every month for the average buyer across the bay area. Oh, no, for sure. That is the you know, i would be much more optimistic if we didnt have that, you know, 7 Mortgage Rates. But what im seeing is a lot of more than ever before. More of my clients are coming in all cash. True in the you know, the 20 plus Million Dollar range. But even i had a sale just last weekend for 4 million just two days ago over the weekend that was also all cash. So to avoid the high cost of mortgages, more people are coming in all cash and so they kind of think that rates will probably go down in 1 or 2 years. So a lot of people are putting cash forward now with expectation of refinancing when rates are lower. But, you know, theres such a shortage of houses that even though demand is down because of the huge Mortgage Rates, its actually less down than the supply. So youre actually seeing a pretty strong market. Ken, what should the average person, you know, the average family, you know, do you know theyre just looking for your your average family home to move in with their family . What could they make of the situation that the bay area is in right now . No, its the good news about the bay area is that were still were probably always be the epicenter of the worlds innovation with stanford and berkeley. Were still going to be the next wave. Now is artificial intelligence. But we as a region keep on regenerating ourselves, coming up with new things only ourselves in boston and the whole world have this ability to always be the center of innovation. So i think you have the vicissitudes of the market where it goes up or down. Macro economy with high Mortgage Rates or, you know, strength in the nasdaq. But i think long run generally, i believe in this market. So even if it means getting a Mortgage Rate youre not happy with now, i do think the idea of date, the rate marry the home is good in the sense that even if you do get a mortgage now, its higher than you would like. But most economists predict, you know, Mortgage Rates will go down and then we do go down. Prices will go up. So if people have the ability to buy now, i think they will be rewarded even though theyre paying very, very high Mortgage Rates. But i think that rates will go down and then prices will go up in the future. But if you can qualify now, it still think its a good time to go just because its such a rare commodity, Single Family home in the bay area. Theyre just not making any more land. This will always be kind of where Technology Still the headquarters, well have competition, but i still believe that this area will always be preeminent. And im a believer in technology and kind of the Value Creation that brings. Ken, well leave it at that. You can look at it as a reward if you if you get it now, your reward will be later because housing here will always be at a premium as opposed to the rest of the country. All right. Exactly. You know, you provide that bridge to those good opportunities that many children who dont have a parent or neighbor says, oh, hey, i work at apple. Let me bring you in. Thats so rare to have in many communities. Yeah. And i also think that oakland is so creative, the bay is so creative. I always say its the home of originality, but theres not a lot of focus on creative jobs to make that money. Right . Right. And we discovered a field called ux User Experience thats been popular for about the past five years. And thats what we teach our students hands on, three months tuition free. Okay okay. Thats pretty cool. And so tell me, how does that affect the person on the other end of the computer . Oh, wow. So coding is the back end. Everything you see the wireframes, the prototype, how it interacts with the user. Thats what we teach and thats id argue that thats more important than just the back end because thats where the creativity and all those great ideas shine. So you are getting, lets say, High School Students whove been coding for a while say, i love coding, i just need an opportunity. How do you make that match . Yeah so we take the High School Students when they turn 18, 18 to 24, and thats when we help them flourish. So everything from learning design sprints all the software required, all the soft skills, collaboration, teamwork , even more important, all of those skills that you need to learn to be a great designer in the world of tech. Thats what we do. And like i said, its a three month experience that were really excited about. And you partner up with major tech companies, not just in the bay area in 2015, we had a really big break with google. Org, who invested a significant grant. Craig newmark, the founder of craigslist, was a huge supporter and continues to be so. Mc hammer, another entrepreneur that i consider one of my heroes, is also a supporter. So we have some great, really great oaklanders and also bay areas that support us. And youve been doing this for so long. Have you had any Success Stories . You know, people who come back and say, you guys helped me, now let me help the next 21 year old out there. Yeah its funny. One of our best graduates, jerry now, is a senior product designer at etsy. I remember when she was talking about how hard it was to get a job going through our program and getting employment within a few months was a game changer. And now she gives back every year. We had someone, julie, from last years cohort who now works at adobe as an experienced designer. So absolutely its all about paying it forward. Its all about our mantra design for social good. So not only do we have our apprenticeship, thats thats dealing with ux, we have our inspire oakland design challenge. So its designing art, creativity, technology for economic empowerment. Do the youth and the young adults who you help come to you saying, i need to make money, or do they come to you saying, i just want to make art . I love that question. First. They start out as i need to make art, and then what happens is they graduate and they like, i need to make money. And thats why we focus on the inspire oakland to get them in, get them excited with the art, and then we deal with the ux to get them jobs, which start at 96,000. In the ux field. Great. Thats great. So youre changing lives, but not just the life of the person. Youre working with. I imagine theres a whole family, a community thats affected. Yeah. You know whats great is we always try to find oaklanders, meaning theyre born and raised in oakland. Im wearing the town hat, right . And we love to support the bay, but we love oakland.
