Mortgage payment sticker shock, affording a home in the bay area already difficult enough and now the hunt is getting even tougher. This week the average 30year fixed Mortgage Rate hit 8 the first time in more than two decades. It was as low as 3 just two years ago. It is a consequence of the Federal Reserve raising short term rates to slow the economy and reduce inflation. So here is the painful result. A new report by the real estate listing site redfin found people looking to buy a home in the bay area should impact to spend an average of 10,000 a month on mortgage payments. A household needs to make at least 400,000 a year to afford a medianpriced home in the San Francisco area which is hovering around 1. 5 million. Our Jose Martinez met a firsttime homebuyer in daly city who is struggling to find something she can afford. Reporter im here in daly city where as you can see behind me, homes are for sale. There is a family across the street who wants to buy it, but Mortgage Rates are making it impossible. Many residents in the bay area like margarita are facing an uphill battle to secure their dream homes. She tells me, my big dream is to buy a house, but unfortunately opportunities are becoming increasingly limited. Margarita is a single mother and has been renting this daly city apartment for almost 17 years since she moved here from nicaragua. She wants to buy a house in this part of town where her son goes to school, but increasing Mortgage Rates make it almost impossible. She says, as a single mother, its a dream to leave a legacy for my son, something secure. However, its becoming increasingly difficult, especially now. This week Mortgage Rates hit a staggering 8 , the highest since 2000. Her realtor says this is a nightmare for first time buyers. In 2021, that was the record low interest rate, which was 2. 65 , and that was the lowest that we can recall. Then in 2022 the rates increased to 7. 8 and now we have 7. 9 , which is incredibly high and i really hope that we can come up as a Community Also come up with more advocacy on getting these rates lower. Reporter like many others, margarita is feeling the pressure. Shes working on a plan with maria to navigate this complicated market with a modest income. So with all of my clients im working really, really hard to empower them and tell them that maybe what they can do is also work as a family, gather their incomes together and work with a budget that they can afford. Reporter maria explains that to put it in perspective, a buyer purchasing a 400,000 home with a 20 down payment would have a Monthly Payment today of nearly 1,000 more than it would have been two years ago, but in the bay area the cheapest home will cost at least 900,000. So for now margarita says shes staying here with her son and her dog toby. She tells me every day the dream becomes more impossible to achieve. Margarita tells me she is going to continue working on her budget so she can achieve her American Dream of owning a house. A troubling new report for the bay area job market, the region lost more than 5,000 jobs last month, the Third Straight month of losses. The San Franciscosan mateo area accounted for most of the losses with employers cutting more than 4,000 jobs. The south bay lost 1,800 and the east bay, 1,600. Tech layoffs are playing a major role in all of this. Dozens of Tech Companies have cut jobs this year, including meta, google, and cisco. A tentative agreement was reached for the teachers after months of rallying and picketing. Part of the deal is a 9,000 raise for certified teachers the first year and a 5 raise in the second, a minimum salary of 30 per hour for positions that dont require a credential and substitute teachers will get a 15 raise over two years. We live on a nest of earthquake faults, any one of which could snap before there story is over. As Brian Hackney reports, the most dangerous one, the hayward fault, is just one of many. Reporter well, choose your poison. Could be the san andreas. With the separated by the fragile crust of creeping earth building up the strain on the hayward fault. This is the trace of the hayward fault. Where im standing here, this is 20 of all the movement between the north american plate and the pacific plate passing through my legs on this one narrow zone. As the plates move, stress accumulates and then every once in a while the stress is too much and the fault snaps and thats the earthquake. The last big quake on the hayward fault, october 21st , 1868. This earthquake was so powerful the Sacramento River totally changed directions and emptied and then it washed back in a two foot wave. San leandro, massive damage. A fissure opened up nine miles long. They said we thought the world was coming to an end. Time has erased all traces of the 1868 quake, but the faults still here. We do know exactly where it is. The hayward has a characteristic we call fault creek and this side of the fault is a little higher than this side. The fault is moving all the time. It breaks the surface. It breaks roads. It breaks sidewalks. It creates these cracks. 270 degrees, 49 minutes and these are in minutes and seconds. Reporter Austin Elliott leads a survey crew to monitor how much the fault is creeping. We just do annual measurements up and down the fault to track how much and where its moving. This site has about six millimeters and it varies year by year. But this isnt the whole story. Eventually this fault is going to move in a larger jerk. It may move five or six feet. When that happens, were going to have our next big earthquake on the hayward quality. Reporter when it happens, didnt we prove we could survive loma prieta. This was anything but the kind of test that we will eventually get in the bay area. Reporter the last time it snapped there was hardly anyone on the tax rolls in the east bay. Well, there was only like 551 people who were taxed who made enough money to be taxed. Today we have 2 Million People sitting directly on top of the hayward fault. Its probably the most urbanized fault in the world. Reporter and since the 1868 quake the stress has just been building and building and building. Stressing the hayward and its northern extension near santa rosa, the rogers creek fault. Our estimate of the magnitude if both went at once is 7. 2 to 7. 3. Reporter it has been 155 years since 1868. As for how often big quakes happen . We have a record of 12 earthquakes in two millennia, so on average they happen every 150, 160 years. Were smack in the middle of the window when we expect something to happen. Its about due. According to the usgs, there is a 72 probability of a magnitude 6. 7 quake or higher striking in the bay area by the year 2043. Things have cooled off today. Big changes are underway. Theyre not done, though. Well see this little parade of ripples in the atmosphere affecting our weather helping produce more cloud cover, the stronger onshore breeze we experienced today and a decent chance of showers, especially for the second half of the weekend. Lets look at futurecast. Well see fog spreading inland tonight, a mix of clouds and sunshine saturday basically. Saturday looks dry, still cool, temperatures cooler than today, but still the mix of clouds and sunshine allows you to get plenty of stuff done outside, whether its stuff you want to do or checking stuff off the honeydo list. Well see showers even before the sun comes up on sunday, hitormiss activity, not an allday washout. Be flexible with any outdoor plans because its impossible to pin down exactly where and when showers develop. I can give you the overall pattern which indicates the potential for a few heavier downpours here and there, but exactly where they set up is impossible to predict this far in advance, really until the showers develop on sunday. Theyll be out there. There will be gaps in between. Thats why were saying dont cancel anything, but have an indoor alternative. The showers quiet down sunday night and well see clearing and warm conditions the last full week of october monday. How much rain are we talking about . In most locations generally a few hundredths inch of rain, maybe a 0. 1. If you have a heavier downpour, you could pick up maybe a 1 4 or 1 2 inch of rain. That would be the peak of what this kind of system could achieve. Looking outside now towards the golden gate, you can see the cloud cover returning. Temperatures have dropped into the 60s areawide. It was 24 hours ago we still had temperatures around 90 degrees. Now barely above 60 in San Francisco and the warmest spots one degree below 70 in concord and san jose. Later tonight temperatures drop down to around 60 degrees. These temperatures are a little above average. The cooling trend were kicking in is tomorrows daytime highs. The cloud cover tonight will act like a blanket, hold a little warmth near ground level, but it has the opposite effect once the sun comes up. Temperatures dont warm up a lot saturday, low to mid70s in the santa clara valley. Thats only a degree or two below average, but youll be the warm spots on the map. Temperatures inland in the east bay hitting the low 70s, right at 70 degrees in fremont, low 70s in redwood city down the peninsula and only mid60s along the coast at half moon bay. Upper 60s in San Francisco and oakland. Yesterday those highs were in the upper 80s. Temperatures inland in the north bay wouldnt be as warm as other inland parts of the bay area, staying below 70 degrees in santa rosa, right at 70 degrees in novato and just above in napa, a little more cloud cover overhead slowing down the warmup tomorrow.
