Detailed description is Vacation with your horse at our farm . We have 6 stalls for 6 guest horses, and farmhouse for rent for 6 people.we also offer carriage driving lessons. Our rental season is from June 2 - Nov.3 . Rental rates include entire facility and house( for up to 6 people and 6 horses). We rent only to groups, it is the same rental price for 2 people and 2 horses or for 6 people and 6 horses, a six person group is therefore most economical. There are no hook-ups for campers and so it is the same price wether you come with a camper or not... 2-Day Weekend (Friday afternoon- Sunday afternoon) $950. 3- Day Midweek (Monday afternoon- Thursday afternoon) $950. One Week: $1,700. Reservation Policy: 50% deposit to hold date, balance due 60 days prior to reservation date. Cancelation Policy: No refunds 60 days prior to reservation date.. You can substitute other folks for your spot, but due to the nature of it being a very small business-this is the only way it can work- Spectacular location, 5.5acres ,360 degree mountain views. Panoramic views from every window in the house. Direct access to 30 miles of scenic trails, abutting the Balsams 8 thousand acres of conservancy. unlimited miles of local pastoral dirt roads ideal for riding and carriage driving. 300 yards from the Balsams famous Panorama 18-hole golf course, the club house and 5-star dining is within walking distance of the farm house! (The Balsams Resort is currently closed for rennovations, but the trails are open for equestrians...) Property includes: 2 barns, 6 box stalls, 3 paddocks(post and board fencing).. . Sunny and cozy Farmhouse is a renovated historic building, 4 bedrooms (2 are small).one downstairs bedroom with 2 twin beds, one pull-out queen/couch in sunroom/living room. 3 upstairs bedrooms: one larger with a queen and a twin bed, 2 small rooms each with a twin bed. The stairway to the 2nd floor bedrooms is short but steeper than your average house. some of our older clients have not been comfortable using the stairs. There is only one bathroom, it is downstairs but the septic is old, so quick showers please! Washer and dryer in bathroom. large sun room/living room, dining room/kitchen, kitchen is fully stocked with cook ware, dishes, refrigerator, gas cookstove and oven , microwave, etc. Our Historic farmhouse (275 years old) is rustic but comfortable. It is sparingly furnished. Think Cabin and you will be pleasantly suprised. Think fully appointed Bed and Breakfast...and you will be dissappointed! . The trails and dirt roads are spectacular, If you are coming to spend hours riding and driving thru beautiful, quiet trails with very little traffic or people, you have come to the right place! Just keep in mind that the house is very simple!
