The conversion of 597 Buttonwood Drive from an office-institutional property to a residential use for two homes that would face Buttonwood Drive.
Redeveloping the vacant bank building at 6960 Gulf of Mexico Drive to a two-story building with four residential condominium units. The vacant building is zoned as office institutional.
Town Attorney Maggie Mooney explained what the commissioners’ decisions meant.
“You are not authorizing any sort of entitled development,” Mooney said. “You are not approving a particular project. You are not even weighing in your personal opinion about the values and benefits of a particular project.
For years, Longboat Key leaders have tried to figure out solutions for north-end residents’ complaints about loud music from boats moored around Jewfish Key and north-end beaches.
This spring, the issue has arisen again, along with the volume and residents’ frustration levels. Town commissioners have heard complaints over the past few weeks from residents over what they insist is an untenable situation, particularly on weekends. Still, town leaders insist, there is no simple solution.

“It’s noisy. It’s obnoxious,” resident James Haft said. “Two weekends ago, there was a particular boat that had an all-weekend rage party going on [that] kept the whole neighborhood up Friday night [with] disco lights and the stereo so loud that our windows were shaking in the house.”

The project, estimated at $16 million, is accounted for in anticipated spending though land acquisition needs aren t clear.
“Anytime you need to have an agreement either over public or private property, what does it take to negotiate that?” Harmer said. “What are the considerations that go into that? And, how do we best put it in the right form?”
Harmer mentioned the different types of access the town could need as it continues to deal with the fallout from the June 2020 sewage break that resulted in millions of gallons spilling from an underground pipeline. In April, commissioners approved a pair of environmental projects to satisfy a state consent order.
