The anti-social behaviour included playing loud music, swearing, verbally assaulting a neighbour and a domestic incident that required police attendance. As required under new tenancy law requirements, the landlord had given the tenant a written notice after each incident. The adjudicator found the landlord had established the anti-social behaviour and that it was fair to terminate the tenancy. But the adjudicator granted the tenant name suppression “so that their ability to secure future rental accommodation is not hindered by this order”.

Tenant names in Tenancy Tribunal rulings of intentional damage should not be suppressed, landlords say. In another case, a landlord was awarded nearly $3000 for several intentional incidents of damage, which included holes in the walls throughout the house, and for rubbish removal and garden work to return the property to a clean and tidy condition.

A tenants rights group is warning that backyard dumping will escalate if council chiefs get a user-pays plan wrong for Christchurch s kerbside collection.
The Christchurch City Council is surveying 16,000 residents for their thoughts on charges based on the size of rubbish, recycling and greens bins.
The plan is to reduce trash going into landfills with a separate charge instead of it being blended into landowners rates bills.

Zhang Wang s vege garden at the back of her Ōtautahi Community Housing Trust-run home has been ripped up. Vicky Hamilton, Wang’s daughter, said her mum was so grateful for all the messages of support. “She’s just so thankful. It’s just so moving.” Hamilton said Wang was happy with ŌCHT’s solution, but she was interested to see how big the beds would be. Work to install them is expected to begin on Thursday.

The garden was cultivated by Wang over 10 years. But neighbours complained it had grown too large. Wang was also offered a $100 supermarket voucher from ŌCHT, but she declined it. It would not make up for the loss of the rare herbs, which she could not buy from shops, Hamilton said.

The bright-line test has been doubled in length and tax loopholes have been closed as the Labour Government moves on property speculators.
Demand among home buyers remains strong in Christchurch despite looming tax changes, with price growth easing in the wake of efforts to take pressure off the booming market. Landlords were caught off guard last week when the Government announced it would remove tax deductions for mortgage interest on rental properties, and double the period before a resale triggers the “brightline” tax on a capital gain. Newly built properties are exempt from the changes. Quotable Value’s (QV) area manager for Canterbury, Kris Rodgers, said price growth was slowing and the Government’s announcement could potentially help to cool the market further in coming months.
