The Columbia Tennessee Rail Site is now shovel-ready after earning key certifications that could get the property on track for future development.
CTRS has earned dual certification from CSX and the Tennessee Department of Economic and Community Development, opening the doors for developers to take notice.
Dual certification means that the 225-acre publicly-owned property located off U.S. Highway 412 is now certified as a shovel-ready site for any large manufacturer requiring rail service, according to a recent media release. The development of this new industrial site has been one of the highest priorities of the Columbia City Council,” Columbia City Manager Tony Massey said. “We look forward to the day when there will be major announcement at this site.”

CSX Corporation announced this week it has designated the 225-acre Columbia Tennessee Rail Site as its latest CSX Select Site.
Select Sites are development-ready properties along the CSX network where standard land use considerations and comprehensive due diligence items have been previously addressed, according to a news release. These properties are able to meet the needs of a wide variety of manufacturers, significantly reducing the time required to construct facilities and ultimately bring products to market.
The Select Site program began in 2012 as a way to better serve new and existing customers and short line partners along the CSX network. The company partners with Austin Consulting, a nationally known site-selection consulting firm, to screen candidate sites and assist communities with the application and certification process.

CSX (NASDAQ: CSX) has another site next to its network that is available for development.
This property is the Columbia Tennessee Rail Site. As a “select site,” the property has gone through land use considerations, and that vetting means the time for a prospective customer to construct a facility on site can be shorter.
This is the second CSX property in Tennessee. The 225-acre site at Columbia, one hour south of Nashville in Middle Tennessee, is adjacent to an industrial park and has access to the Tennessee Southern Railroad and the four-lane U.S. Highway 43. The Tennessee Southern Railroad, operated by Patriot Rail. interchanges with CSX.
