According to a Davidson County Register of Deeds document, the new owner of the property, located at
1281 Third Ave. S. and sitting on 0.09 acres in Chestnut Hill, is Third Basemen LLC. That entity is affiliated with Third Prime, an investment firm headquartered in New York and with a Nashville presence. The LLC also includes the founders and owners of Levelwing, a marketing agency.
According to a statement, the newly purchased building will be the first Nashville office for both companies.
Bento Nashville II LLC was the seller of the two-story, 2,856-square-foot concrete-block building, after having paid $350,000 for the property in January 2018, according to Metro Records.
Constructed in 1955 and located at
4800 Charlotte Ave., the handsome, 4,355-square-foot building sits on a 0.12-acre site and is home to West Nashville Law Group.
The new owner is an LLC that includes Paul Karp, Drew Evans and four other investors, according to the document. Karp owns and operates KBI Medical, which is based in Midtown and specializes in sales and service to the orthopedic marketplace. Evans is president of Nashville-based Waste Medic, which handles the transfer and disposal of medical waste.
The sale follows father and son Andy Sneed and Adam Sneed having paid $400,000 for the property last October. The Sneeds, who own masonry company Wasco Inc., in that deal bought out their partners, Andrew Provost and attorney Cleveland Bain (who is affiliated with the law firm operating from the building). The four had acquired the building in August 2014 for $465,000, according to Metro records. They had asked $1.75 million for the property, according to a loopnet.com list
